A Maryland Notice of Intent to Lien (NOI) is a critical step to secure your MD mechanics lien rights on private construction projects. This Maryland NOI form is required to be sent by all potential claimants who didn’t contract with the property owner no later than 120 days after last furnishing labor and/or materials to the project. However, if the project is a single-family dwelling on the owner’s land for use as their own residence, the notice should be sent as early as possible, since lien claims on such projects are limited to the unpaid balance due to the GC.
This notice should be served by either (1) registered or certified mail, with return receipt requested; or personal delivery.

- Property description;
- Amount earned to date;
- Amount currently owned but unpaid;
- Description of the labor/materials provided;
- Dates labor/materials were first and last furnished; &
