Rules and regulations for sending a Indiana Mechanics Lien
For "Type 1" projects, which are residential single or double dwelling units, you must file your mechanics lien within 60 days of last furnishing labor and/or materials to a project. This deadline marks the end of this 60-day period, and your mechanics lien is now due.
After completing the Indiana Mechanics Lien Form, you must deliver it to the appropriate parties required by statute. Notices are typically served on the property owner and, for sub-tier parties, the general contractor. However, depending on the type of notice, it can be helpful to send notices to anyone else who is in charge of your payment, like a lender or surety company on the project.

can I file a lein on a property for the work that owner refuses to pay for
Give my office a call for a free consult. 260-782-1712. I would like to learn about some of the specific facts of your case. The Mechanic's lien statute has time sensitive requirements to file a perfected lien depending on the structure and your role. Additionally, Indiana has a number of statutes that govern home improvements which provide a consumer up to 3x damages and attorney's fees. Along with various other statutes that have deadlines/timeframe requirements, things can get messy quick where when you thought you may have had a good case, turn upside down due to compliance issues. We look forward to speaking with you. Best, Nick
