We performed construction services 50 days ago. It is an insurance claim and the client has been instructed not to pay any invoices by their attorney until a larger settlement is reached with their carrier. This is a breach of contract on behalf of the client because 1) we were hired by the client to provide a service that was completed for an agreed price (it was completed satisfactorily) and 2) the contract states that the client agreed to pay as soon as payment is received for our invoice from their insurance carrier (it was received on day 15) and 3) the contract states that the client agreed to pay the invoice within 30 days.
AlabamaHello, during the month of April, my electrical company from Texas was hired to do a job in Oklahoma, with a contractor from Texas. There was four different phases to the job, the first three were paid for, but the last one was not. We have sent reminders for the contractor to pay, but the money has yet to be seen. Do I file the mechanics of lien here in Texas or Oklahoma. Is it too late to file it? If it is, what do I need to do now so that my company can get paid. Thank you

OregonWe are a lumber material supplier and have a new customer who is a prefab home manufacturer that we will be supplying some material to. In Washington State in order to have lien rights, the product must be supplied to a licensed and bonded contractor. Our customer does not have a contractors license. They are not acting as the general contractor either. There is a licensed and bonded contractor running the job. Because we are not supplying the material to the general, do we have lien rights? WashingtonI contacted a contractor that had done previous work for me about another job. We talked over the phone about the project. His employees came and completed the work in one day. The work was horrible. He then presented me with a bill that was more than double what we had discussed on the phone. I refused to pay the amount he gave the invoice for, but agreed to pay the amount he discussed. He is now threatening to put a lien on my house.
Rhode IslandWhen i entered in a project into LevelSet it was set as a Residential. Upon further review Scout found it listed as Commercial. So when we sent our Notice of Non-Payment it was under Non-Residential but should have been a Residential. Where do we stand in regards to this? Are we still protected? We are approaching a Lien to be sent out and want to make sure that we are protected in this matter.

VirginiaHome owner says that he is going to deduct 1200.00 from final payment to equal the rent he didnt get to collect due to me being late getting finished , there was nothing put on paper saying we agreed on this . there was a contract saying i would be done by a certain date which i was not done by I was about a month late , but thst was because he kept adding jobs appx 20 more tasks to be done and not adding any more time to my deadline, there was also extra unseen work that needed to be done that was not visable until partly through the job . can he do this ? And if he does with hold can i file a mechanics lien for the full amt of money im owed? Also what if he says well im not paying you cause things werent do e to his satisfactory ?
MissouriWe are an LLC that has done Basic Landscape Maintenance and more, weekly for a commercial client for over 2 years. When they owed us for services rendered for June, we notified them that we weren't going to go back to maintain the commercial property until we were paid to date. We did receive the late June payment but at the same time, we were told that they no longer needed our services and we were fired. We sent a Termination of Services Letter to them that clearly states that they still owe us for 2 wks of our services and that it would be due and owing until it's been paid. We've also sent an invoice to them 3 times; to no avail... no payment. The amount owed is $615. Can we put a Mechanic's Lien on the property until they pay in full or do you all have a better alternative idea for us? We are from Seminole County Florida. Thank you!
FloridaI'm a subcontractor in texas we did a project in florida and mississippi and sent a intent to lien to the GC and to the Sub contractor we did the work for but they hired a lawyer and sent a letter to the GC that we are to cease and desist that we were not approved to work

TexasCan I send a notice of intent to lien via email? If not how do I get the owners address? The job was a different property than their primary residence. Or can I send it to the address where the work was performed. I contracted through a general contractor not the owner.

The Lien Law permits a contractor “who performs labor … for the improvement of real property…at the request of the owner” to file a mechanic's lien. Even though the Lien Law is to be “constructed liberally,” does it cover pre-construction services which are performed well before any “improvement” has begun?

from 2016 - 2019 when I worked on above project, I was not licensed but now I am Licensed as a General Contractor in State of California.
CaliforniaWe are a commercial GC and have been trying to collect a large payment from a job that was completed over a year ago (in May 2019). We hired a collection attorney and was unsuccessful. We missed the deadline to file a mechanics lien and are trying to find other ways to produce payment. I am going to file a Notice of Intent to Lien to see if that gets any attention from the client/property owner. Do you have any other recommendations?

I would not pay the amount he gave the invoice for, but agreed to pay $1200, the amount he discussed, less the $200 for the repairs that had to be made to the shotty work. He insisted that i pay the invoice and is now threatening to put a lien on my house. What can I do?
