Why would any person choose to get licensed as a qualifying agent for a company as opposed to a sole proprietor? Is it that you have protection against yourself personally if you are a qualifying agent for an LLC if a claim comes at you? And that a company would only allow you do work for them if you were a qualifying agent for their company, meaning you could not get work elsewhere with your license? I'm on the fence about which license I should apply for. It seems very handy to be able to use your license elsewhere or as a sole proprietor. I have a 2 person partnership LLC currently that would be taking in the work.

GeorgiaI went to work for a guy was supposed to pay me $1500 a week plus reimburse me for the first week in my motels I was going to relocate there once I got there they tried to list me as a subcontractor under my previous business name and help me buy materials which bus pay for my fuel didn’t pay for any didn’t pay for my mileage didn’t have me on Workmen’s Comp. didn’t pay me overtime didn’t even pay me the 1500 only worked one week but they only paid me $300 and I called him he told me to do whatever I need to do but I was a subcontractor checking on the construction of four or five houses so I need to know whether I need to do them all separately or group them or what
GeorgiaWe filed a mechanics lien here in GA 5 days ago. And were unaware of the 2 day notice that should have been sent to the person we were filing against. How should we proceed with this situation? Should we resubmit our lien or should we go ahead and send the notice now even though its outside of the 2 days? Basically how strict is that 2 days.
GeorgiaI have been the only one cited for sins of loggers and a rogue contractor. Code enforcement saw them in the act. With all their big equipment and obvious knowledge of the law, why were they not cited. I knew nothing of the intent to illegally harvest trees and got no compensation. I received 10 related citations and a court date for June 27, 2022. This is a nightmare.

GeorgiaThe Owner Provision—O.C.G.A. §43-41-17 allows for an owner to construct a building or structure on his own "property". Does "property" extend to a condo? City of Atlanta owners affidavit for being their own contractor states "said property is zoned and will be used as a single-family residential structure". Is this affidavit legally correct OR is City of Atlanta breaking the law or the owner's provision in the code since the code does not explicitly define "property" as "zoned for single family residential structure".
Georgia2 occurance with GC not paying us on time. Payment was due April 14th. Email Owner and GC to let them know that we are moving forward with lien if no response by May 19, 2002. Owner has terminated GC and is doing an audit of accounts. Owner responded saying the following: "I’d ask that you not please lien us just yet, we need time to work through the issues, but if you do lien us, we’re going to bond around the lien to buy us the time we require to finish auditing the project."... We need to know what does it mean to bond around our lien?

GeorgiaWe have completed a project and are waiting for retainage payment, however, the owner has fired the old GC and brought in a new one. What do we need to do in order to make sure we get our last payment?
GeorgiaI failed to file a notice of lien rights on a job in Georgia. We completed work on 12/22/21 but have not received payment. Is it too late to file a mechanic's lien? Are there any other options available to me to demand payment?
