I was working for a Contractor on a job site as an hourly subcontractor when the contractor told me he was going to severely under estimate the amount of hours from 80 that I had put in to 50, I walked off the job site immediately, I have proof that the kind of hours had absolutely nothing to do with my performance on the job site, he was simply trying to stiff me, do I have a right to compensation for the hours that I worked, can I obtain this through a lien, and is it a good idea to contact the homeowner personally before submitting a formal notice of intent?...Read More

A septic company is threatening a mechanics lien on our an Indiana County property, as we have not paid the bill of $980. The septic company was hired, by us, to perform a County inspection, necessary for "transfer of property". The inspector, from Septic company, performed the inspection on April 21, and stated our septic would pass inspection, after the d-box lid "cap" was replaced. It was thoroughly broken, when uncovered. (broken by the inspector while digging, but unproved) The inspector, of Septic company , said they could replace the lid "cap", and then send in the report to the County, and everything will pass..The inspector said it would be "inexpensive" to put a new cap on the d-box. We gave them oral permission to replace the cap (only) and then send in the report to the County Health Dept. The house is vacant. Unannounced, and with no authorization nor notification, the Septic company, same as did our inspection, came to the house on May 1, 2021, and replaced the entire d-box and charging us $980 for this work. They are now threatening a lien on the property, which has a closing date of June 4th...What can we do? What rights do we have? No work was ever authorized in writing. Thank you, ...Read More

As an independent contractor, I was hired by the electrical subcontractor; SCS Inc. to assist them in acquiring new contract jobs with General Contractors from my personal network. I was successful in establishing a relationship with a GC, and ultimately acquiring the electrical contract job for my client; SCS Inc. I facilitated the singing and agreement between the General Contractor and subcontractor. The agreement established between me and my client the subcontractor; SCS Inc, is to be compensated a set percentage (10%) of the job acquired through my services. The owner of SCS Inc has declined to compensate me for my services, and therefore is in breach of our mutual agreement. To my knowledge, the GC is not aware of the situation and does not know that I am personally owed by the subcontractor. As I file a Notice of Identification both parties, the GC and Sub will be notified of my claim and my intention to ultimately file a lien. Should I contact the project manager (General Contractor) prior to filing, or just proceed and see how it plays out? The project takes place in Massachusetts. ...Read More

I got a 20 day lien notice sent in to me and signed it disputing. The company never sent an actual bill to my house for services and billed me way more than the initial verbal agreement for the scope of work. I do not want to pay them the amount they are putting in this lien due to never having agreed to an amount above the money verbally agreed upon. They will not send me any contracts I have signed as I asked them for these. This looks like a very deficient lien but, I don't want to have it against my property. Can you provide any assistance?...Read More
