Is my mechanics lien valid, if I filed it after 90 day from my last date of service, if the owner does not file a notice of completion billy41337@aol.com

Liens have filing deadlines which you are already aware of. A court probably would not find a lien outside the deadline to be valid once you sued to foreclose it. You can always consider a simple breach of contract claim though.

A mechanic’s lien expires if you don’t file a lawsuit to foreclose the lien within 90 days of the lien recording date. If the lien period hasn’t expired, you can file a second lien on the property and start the 90 day clock running again from the new recording date. If the owner or GC asks you to release the expired lien you should do so. Otherwise they can file a petition with the court to release the lien and you’ll be liable for their attorney’s fees in doing so. I’m happy to answer any questions you have about this.
