The lien Level set filed for me in the State of MO ends on July 25. They say I need to file action to enforce the lien. How do I get that accomplished?
MissouriWe moved here from Ohio last fall. We hired a company to put in new floors, cover the ceilings, apply wall paper, paint the cabinets, and paint the walls. The contract was for 24k. At the last minute, they added 5k to the bill. The cabinets were never repaired and they actually caused more damage to the home than anything. I refused to pay the last added $3k due to not agreeing to this addition as well as the work not being complete either way. They filed a lien with blatantly false information. They filed the lien against me and did not include my fiancé who owns the home. They also never gave required lien statement nor a change order. To top it off, we later found out one of the contractors was a registered sex offender and we have children. They were way behind and actually had my entire family confined to one bedroom so we had to spend weeks in a hotel. They now filed this false lien and we will have to spend money just to protect ourselves. The work is still not even completed. What is completed is horrible craftsmanship. We are new to the state and just not used to contractors being allowed to do this type thing. What should we do?
MissouriIs there a deadline to file a claim on a bond? Also, what if am not sure there is actually a bond? Can I still file the claim if I am unpaid?
MissouriI have a contractor threatening to file a lien on my property. I want to pay for work done but I am out of town and need a few days to get to the property to verify the work is complete. I never received notice of intent for a lien 10 days prior start of work.It is a non owner occupied duplex. Can they file a lien without that prior notice?
MissouriWe completed a job approximately a year ago and the customer dragged his feet when it was time to pay. He always kept saying check is in the mail. Normally we would be on top of the lien but he's a friend of the family. So i go by and he swore up and down that the fence wasn't done and we needed to come back and replace a post and he would pay that day. We went back and replaced with a new post and concrete 30 days ago. Of course he says check is in the mail and it never shows. This is in Missouri. We already sent a notice of intent through levelset. Do we still have rights to file a lien?
MissouriBates Electric is a subcontractor hire to do electrical installations. We did a project for Hardy Built, 11185 Golf Crest. Hardy Built is telling me we need to contact the customer directly for payment. Per the customer, Alexis Orantes, they were refinancing and would pay us at close. That was 2 months ago and they are not returning my calls. We have filed an Intent of File through LevelSet but apparently we didn't file the lien in the allotted time frame. What are our options? Please advise. Thank you.
MissouriI operate a very small business and have worked for this hearing aid clinic for about 3 yrs mowing, trimming, weed control, brush, leaves, yard cleanup, etc with no concerns, problems, nor refusal of payment. In fact, "terms" have always been on stated trust, previous work, confidence, good faith, handshake/"small town" relationship, etc. "They" (clinic) hired me to mow their property and things went so well that I became "our yard guy". They hired me to do odd stuff around the property, never once asking me for a bid or estimate for anything. They asked me to do undertake a large landscaping project. No request for bids, estimate, etc. I told them I couldn't "guestimate" what would be involved in this massive undertaking, but the owner said, predictably, "We trust you Andrew." From March of 2021 until Dec. of 2021, I worked at their site a little at a time and began transforming the property. I communicated with them the entire time on what needed to be done to accomplish what "their" desire was for the landscaping. After the supplies were purchased, and I carried the $ burden, then I told them I would bill them for the supplies only and when I finished the labor part of the work, I would bill them for that. They paid for things I had specifically billed them until the final bill in late Dec./early Jan. of '22. "They" called me in to the clinic to discuss with the owner the bill. Everything changed about what I knew of him. The labor of my landscaping work came up to be about $4200. He was angry, refused to pay that amount, raising his voice, made up stuff about "should have billed me monthly!" "I thought I was paying for it each time I wrote out a check these past few months!" "I'm not paying you $$$! I could have put up new siding for that amount!" etc etc etc. He yelled at me to get off their property, threated to call 911 if I didn't leave immediately, etc. I was fine. I wasn't angry. I was dismayed and bewildered.
I have written him two letters and one email requesting final payment since that last "meeting" at his office. At that meeting, he told me he would only give me $600 for the labor and pays me in $100 increments per month. I had enjoyed working for him and I've been so conscientious about being fair, I even passed on to him the cost of supplies at cost. I finished in appx. Dec. so I have 6 mo's to file a lien. Is this my best case scenario to get my money back? I am also 52 and my mowing business is extra $$$ for my livelihood, so what he owes me has been a financial burden for me to absorb. I am not licensed as a small business owner, but I am insured and hand out business cards with my business name and contact info. I've thought about small claims court, in MO that can get up to $5000 but with an attorney I believe you can get up to $10000. I don't have a lot of money to get an attorney. Also, I did not bill him any interest, I did not mark-up or have a profit margin for supplies, I carried that debt for several months until I was done purchasing. There was no agreement outside my past work history with him...1. He tells me the need 2. He asks if I can do it 3. I tell him what I can or cannot do 4. I do the work and turn in the bill 5. He mails me a check. All work has been under a $1000 in the past. This job took me several months to finish (not a rush job/no timetable/no deadline/no expectations/no terms) and I did a little at a time and when it was done, he and his wife praised me for the way it looked and how much work I put into it. He was adament and determined to put me in my place and spell out terms that were never previously mentioned or discussed, and he told me after my last "meeting" at his office, "I'm done with you! I'm done with you! You are now tresspassing! Leave now or I am calling the police!" I have the receipts, although he has paid me for the supplies, and I kept a calendar of when I worked and also a record of the days I worked on my phone. He's turned into a bully and an angry/hostile person. What I was going to do within the next few days is to send a demand letter. Please tell me, what would be in my best interests right now to get the labor money he owes me and which I billed him as historically I've always done?

Missouriim currently coming near the end of a remodel on a lake resort style cottage like vacation spot, the owners have paid money towards labor and materials and had materials themselves to provide..time got stretched out waiting for there end of materials..cabinets,bathroom materials etc they are holding the last check untill completion understandably but there were substantial extras added on after the commencement of work and they are refusing to pay for our labor and any additional costs that caused.
MissouriI let a guy stay at my house for no rent and he is doing work on it. Not paying him, no contract, no limit on the upper end of how much work he can do. I supply majority of parts/supplies. He never sent me the intent 5o lein paperwork. He just filed a mechanics lein 3 days before I signed a contract to sell the house so title search kicked up the lein and I can't sell now. What should I do...the mechanics lein is bogus and he is fraudulently filing the lein
MissouriCan I file a lien for a property if I was paid by credit card and the person is disputing the charges. This is a on going project and she told the credit card company that the work was not done in a timely manor. They have now reversed over 5000$ making my account negative during this dispute process. As a independent contractor I don't know what to do.
MissouriI am a small-time, independent contractor. I was hired by a property manager to renovate a duplex unit. I paid for materials myself and have many hours invested in the work. It’s been over 2 months and he hasn’t paid. The amount due is only about $575, but that amount makes a huge difference in being able to continue my business. Would a lien even be worth it or is there anything I can do?

They said we owe them money for what they did complete but they are not going to finish the project and return our home to pre loss condition. They said they are going to file a lien on our home. The last time we saw them was in August 2021. They keep sending up invoices saying we are past due.
