Hello, My question is specific to funding or allotments on the draw schedule related to appliances, hardware, windows etc.. Say for instance line 32 reads windows and doors and the draw amount is for $40k am I correct in saying that the builder has determined $40k will be need for all windows and doors? However, if I am not happy with his selection of windows or doors is it my right to try and find the windows and doors that meet our expecations with the $40k he has budgeted for? I have a subcontractor who was taking materials off of my job in Indiana. The homeowner seen them take them and I haven’t paid them for a week because I’m trying to figure out how much to pay him. We don’t have a contract on price agreement but do have a contract for work performed and his workmanship warranty. I had my basement finished in 2018. The main contractor sub contracted tile work in the new bathroom. He did not pay the sub so the sub put a mechanics lien on my property (I had know idea that was possible). The main told me back in 2018 that he was taking care of it and blamed the sub yada yada. I now am in the process of selling my house and notice this is still recorded. The company with the lien is no longer in business and I don't know how to get in touch with him. I was 3 days into the job, messaged the customer to let them know I was on my way for the 4th day. Was told no for that day, told to come the following day which was Sunday and I responded I couldn’t do Sunday because I had prior commitments. Hi, I am working on a possibly building a new digital printing and periodical publishing center in the Motor Row District of Chicago, IL USA in an Opportunity Zone. Ideally the new structure will be 2-story, 10,000sf total divided over the two floors. We have an unusual situation with our job at 1802 Carriage Run West. We provided ready mix concrete to Arthur Sanders (contractor) for use at 1802 Carriage Run West Conroe, TX on 6/11/21. Arthur Sanders paid for the concrete with a credit card on the same day, 6/11/21. The contractor, then disputed the charge on 7/24/21 with his credit card company. Yellow Jacket responded to the dispute on 8/6/21 and now the credit card company has until 9/8/21 to make a decision. My question is, when does the time clock start for the required notices? I spoke with Kelsey/Levelset and she assured me during a telephone call earlier today that our lien rights are still protected with this Notice of Intent to Lien scheduled to go out within 4 days. Can you please confirm? My concern is I still see a Levelset alert that our payment is not protected. Please advise on the above. Thank you...Read More
