What are Queens County's requirements for recording a mechanic's lien?

Queens County follows the regulations outlined by New York State law. Their recording requirements are as follows:

1. Provide your name and information. If you’re being represented by an attorney, provide their information as well.
2. Provide the property owner’s name and information. You can get this information from ACRIS, the New York efiling database.
3. Include a statement for the materials procured and labor provided.
4. Using the statement of materials and labor, calculate your lien amount. Keep in mind that overestimating the lien amount will result in hefty fines.
5. Include the first and last dates of performance. In other words, the first and last days that work was done on the jobsite.
6. Include the legal property description. This information can, again, be obtained through ACRIS or through the Queens County Clerk’s office.
7. Finally, get your lien claim witnessed and notarized.

In New York, you must serve the property owner with a copy within 30 days of filing. Otherwise, the lien is invalidated.

What are the margin & page size requirements to file a lien in Queens County?
