We are a GC in Arizona. We received a conditional certificate of completion and a letter of compliance both from the city. Do these documents shorten my lien rights to 60 days? Also I notice the laws state the deadline begins after "completion of the project as a whole". Both the conditional certificate of completion and the LOC reference just the completion of the shell with TI work still to be done. The TI work is to be completed under a separate building permit. I am a homeowner who hired handyman for a back porch repair. He said his fee was $50 an hour. When I asked for his estimate he said it would be $400 to $500 dollars total. I agreed to the $500. This was all verbal.
I paid the costs of lumber and paint from Home Depot including delivery.
This project was replacing the stairs and small porch treads and painting the existing railing. He said the existing structure holding the old stairs was sturdy. The handyman was very slow.
Upon completion, he said I owed him $1300 for his labor of 26 hours.
I gave him a check for $600 which was $100 over his estimated dollar amount of $500. He accepted it.
Now, he claims he will put a lien on my home for the difference of $700 for his version of our verbal agreement. He refused to acknowledge that he gave us an estimate of $400 to $500 in front of me and my husband.
How should I respond? Should I file a Date of Completion including a copy of the check given to him? ...Read More

We submitted an offer to purchase a 20 year old retirement home to a real estate broker/agent in Michigan for $650,000. The Seller countered, but the offer expired before the counteroffer was received. Im the co owner of a general contractor construction company, our firm completed an interior home improvement job in city of diamond bar, CA to a couple clients on or about 12/14/2020 to 1/29/2021 . The owners failure to pay $ 20k included materiel with the proof of receipts to us. I tried to ask them to pay via email, text messages etc in properly languages, the owner did runarounds with us, also bullying and threaten my firm, and asked my firm to continue to do some cosmetic repairs to their premise. I asked the owners to pay off arrearages first, then I would to help to do extra touch up or cosmetic repairs.
