Good day: My daughter has a home that she will be selling very soon. There are 2 very expired liens on her home from work done over 10 years ago. They were never renewed, no money is owed. How does she remove these liens in order to avoid any complications at closing? I've searched for a form to file with the court but can only find one to be used by the contractor not homeowner. Property is in FL. Thank you, VC
FloridaWe placed a lien a property back in July 2020. He partially paid (~80%) of the invoice. And he was suppose to pay for the cost of the lien release fee. After he paid, he disappeared and never answered my calls so I never released the lien. Can he sue me for not releasing the lien?
MissouriI am trying to find out if there is a legal document or process that I can provide or go through in order to prevent my subs vendors from filing a lien, when subs have been paid... Legally speaking, if a vendor files a lien or sends an intent notice do they have to provide payment records to me? Do i need to supply payment records if I don't have a Conditional lien waiver? Also, should my company require all CLW's to be signed before releasing payments?
TexasI put a mechanical lien on an Apts that i remodeled they owe me money im a small company and they are threatening to sue me if i dont release lien due to covid and my company financing that project im in dept and so i just need to get this suit behind me because i dont have money to retain a 15000. TexasI work for several entities that are development companies. Additionally, we are the part owner and the GC. We are a small company that has grown rapidly within 5 years. I have received intents to lien from various vendors of our subcontractors, whom have been paid but have not paid their vendors. If i do not have a conditional lien waiver for progress payment executed what do I need to provide the vendors inorder to prevent lien? Our contracts state the subs are responsible for their materials, tools, supplies and equipment costs and that amount is to be included in their bid packages- so when we generate and execute a contract the subs and my company have a meeting of the minds that they are responsible for covering their vendor fees. Am I missing a step? Should conditional lien waivers on progress payments be executed at time of contract execution? Are their any documents I should be providing and having my subs execute in order to prevent liens?

Californiamy husband died in 2019. he has several judgements/liens against him and hence or property. the judgements were before we got married and before he placed me on his property deed. drafted up with rights to survivorship. he also had a reverse mortgage with a reasonable balance. the judgements are very high and have accrued interest am i responsible for the debts should i negotiate with the creditors. should i file an affidavit of death. the judgements are on the title work also if a judgement has passed the ten years and was not revived can it be removed if so how?
AlabamaI work for a GC - Sub contractor who does work in many states. It seems everyone in the office fills waivers out differently. Today I am working on a Partial Waiver of lien to date and at the top left of the form it has: State of ________SS County of _______SS In the body of the form it has: "The undersigned, for and in consideration of ($ ) ______Dollars and other good and valuable considerations, the receipt whereof is hereby acknowledged, do(es) hereby waive and release any and all lien or claim of, or right to, lien, under the statutes of the State of _____________, relating to mechanic’s liens, with respect to and on said above-described premises, and the improvements thereon, and on the material, fixtures, apparatus or machinery furnished, and on the moneys, funds or other considerations due or to become due from the owner, on account of all labor, services, material, fixtures, apparatus or machinery, furnished to this date by the undersigned for the above- described premises, INCLUDING EXTRAS.* " In this paragraph, do we put our state or the state where the work was completed?
GeorgiaI just had a water heater installed. They wouldn't do any work unless I paid in advance and I signed papers stating that I was satisfied with the entire project. I signed, but later found that them asking for or accepting a certificate of completion to be against the law in Michigan. Being it is against the law, would that make the certificate invalid? I later found a dent and couldn't get it replaced because I signed saying I was satisfied. Plus they were suppose to do an in-home consultation, but did it over the phone, so I didn't know what model or brand I was buying. I was unknowingly taken advantage of, but I should have researched further before doing anything at all

ColoradoI am a subcontractor that put a mechanics lien on a property because we were not being paid. I am now being asked to provide the property owner with a waiver release in exchange for final payment. I sent the property owner a final conditional release waiver but he did not accept it and sent me a message from his lawyer which stated: "the document does not have the recorded Document Number. The lien is not yet identified as being recorded. Please ask for this information and it would be best if they provided a copy of the actual stamped recorded lien or receipt from the County Clerk identifying the Document Number." I sent them the recorded mechanics lien. I am not sure what to do next.
IllinoisI submitted a conditional waiver 6 months ago and now I've been asked to change the date on a waiver. Is that okay?
