We completed this project 2019. The customer made two payment via credit card and then cancelled the payment . They told their credit card company we did not do the work, but we did. They paid us and signed off on us doing the work. Can we file a lien? We did not have the lien verbiage in our terms and conditions at that time. What are our options?
MissouriTook all the necessary steps, even a text saying he would pay me. In the documents I submitted for my lien recorded in December 2021. They were recorded and accessible via case.net. supposedly, they sold the house on 1/5/2022, listed it as sold. Then for rent and since taken down. Neighbor says no one has moved in yet. I would like to start filing a intent to foreclose.

MissouriWe just had a big driveway and retaining wall project completed. The general contractor tells me that his lien waiver to me covers me for the whole job. I thought a main reason for lien waivers was for the subcontractors and suppliers to insure me they have been paid.
MissouriI did the hangfinish and paint on a very large residential shop and have 1 day of painting left to be complete and owner says he's not paying anymore . Says I've been paid. MissouriWe own a small commercial building in st. louis county in missouri. We have lien wavers from many contractors from the year 2010 when the building was renovated for a new tenant. Both tenant and landlord paid for the renovations. I am trying to purge my bulging files. Can I now safely throw them away? Lucy
MissouriHello. A builder built a home next door and changed the grade in Saint Louis County, Missouri. There was several damages done to our property due to this change. We are in a lawsuit, and cannot find where to go to get help. The swale was removed and changed the direction of the water that affected our property and the natural water flow. Who would you suggest we get help from? Army Corp of Engineers, Sewer District, as we got zero help from our county. They provided and approved all permits to the owner with an evident change of grade. Any suggestions you could provide would be appreciated. Thank you.

We are the original contractor and sub contracted a job out to someone else. They have crews that then perform the job that we had subcontracted out. Upon completion, we the original contractor paid the subcontractor that we hired. We were contacted by one of the crew members of that job about how they were going to file a lien against the homeowners house because he was not paid. After speaking with our subcontractor he stated that this particular individual was high on the job site and was only there for 4 hours before he voluntarily left the job while it was still in progress without telling any of the other workers performing the job. He is threatening legal action against us along with putting a lien on the customer's home. No contracts were signed by the subcontractor and us for this job. What are our options? Are we liable? Is our customer liable? We are unfamiliar with how this works.
MissouriI'm not being fully paid on a residential project. I reached out to the owner of project and advised a lien would take place. I was advised a full lien waiver was signed by GC on job. The GC did make a partial payment to us but we never signed a waiver or was even asked to sign one. The owner basically told us there is nothing we can do to them and they aren't paying any thing. That we need to work it out with GC as they have been fully paid. How do I proceed now?

MissouriPut a aprox. $7000 into remodeling a property, that is now been quit claimed from a business, to the owner of said buisness's son, and now back to the buisness's owner but him personally. And the property taxes weren't ever in any of there names. Are still on property tax account of the deceased owner from 2006
