Hi, I have an issue with a customer, I renovated a pool and installed all new equipment. I provided an estimate to the customer in March and received a 30% deposit. Over the course of the renovation the customer requirements changed and I sent him a new estimate in August. I was supposed to collect 30% when the equipment was installed and the final payment when water was delivered. The equipment was installed the say day the water was delivered and I did not collect any money. Now the home owner states he isn't happy with the job and has not payed me. I have offered him a warranty on the work and asked him what he wants and he has still not made any effort to pay me. Can I put a lien on his property even though I don't have a signed contract? I sent a customer a proposal with a request for deposit if they accepted the job. Customer sent the deposit check so the order for materials was placed (special order). The customer asked to hold the check because they were having second thoughts, so the check was held while the return options of the order were figured out. Customer cancelled the check so the order had to be returned with restock fees. Looking to recoup the costs of the restock fees. Would a lien help in this case?...Read More

My fiancé ended our engagement in Christmas Eve. We bought in his name only in 2017- I found the home and negotiated a price lower than asking 290. I also then arranged for a 203k loan and dealt with all the inspectors through the process. I designed the changes to the home, I researched and found the materials at cost prices due to my background in construction. I used a cousin for the contractor I have thousands of research and sweat hours into the home.I paid for tens of thousands of fees out of my pocket and gave him 20k to put in tve bank in order to get a personal loan to pay off his credit cards. It was always our intent to flip the house when the time was right. The house last appraised for 557k and my guess it is now more like 679k I’m still in shock of the broken engagement as he’s using issues well before he proposed. I know he’s in a depression and dealing with ptsd due to an ongoing custody battle. But I need to protect my interests. My fiancé bought the house that I found to flip. I did most of the design work- found materials- negotiated materials- did demolition- paint- and paid for some of the material that went into the house- we have been living there together since 2017- the pandemic caused our wedding to not happen and I’ve been going back and forth from Vt taking care of my parents. All of a sudden he wants to call off the engagement. The house has more than doubled in price - originally listed for 379 reduced to 350 and I negotiated 286- it’s not valued over 700k. I bought in cash an adjoining land of a construction project and gave easement to my client. if i hadnt they would not get the DES SEPTIC APPROVAL FOR build and CofO since their civil made a mistake. It was mutually agreed the client would pay taxes on that land and purchase outright from me. Neither has happened and ive paid all to date. they brought a new investor in and did not include my land cost allocation in funding needed. Approx $150k Can i file a mechanics lien? I'm a electrical subcontractor that finished the electrical finish on a duplex in Laconia, NH. I'm due $5333.33 as of 4/29 and the owner has not paid me.
