I am a handyman/unlicensed contractor, and this job is based off a quote and verbal agreement. A then "good friend" licensed contractor of mine encouraged me to take a large residential concrete job that had contacted him, to get me working when business was slow for me. He was going to "teach" me to do large patios. The day of the concrete pour, he ran the show, but the quality of the job ended up very bad and he left. Following that, the client would not let me attempt to resurface it to bring it to acceptable quality, or later, would not let me return to demo and remove the concrete. They refused my dumpster delivery, and the day of demo, called me and told me never to come to their house again. Now, 6 weeks after, they have sent me a demand of payment letter, demanding their deposit back, and for me to pay the cost of them hiring another contractor to demo the concrete and remove it. I would like to know what tights they have in this matter, because they did not allow me to try to bring the job up to an acceptable level of workmanship, or allow me to demo and remove at my expense. I understand there is no prelim requirement for me as a sub contractor on residential remodel projects, though the GC is required to submit one to the homeowner himself. If the GC failed to provide his required notice, do I lose my lien rights as a sub?

Some of the contracts outline that we do not invoice until the entire project is complete. Most of our work is finished very early in the project with the exception of final testing near the end. I thought that in IA the lien deadline is calculated based off the final full day of work (8 hours). Because the project often is not finished for months my concern is that if the day we go back for testing doesn't count as the final day of work we are invoicing after the lien deadline has past.
Is a full 8 hours required to be counted as the final day or would a partial day of work like a few hours of final testing count?...Read More

In Idaho a electrical contractor gave me a verbal bid of 2800. He tried to bill me for twice as much and still had not completed the job. Then I had to hire someone else to finish it because he was demanding I pay another 2000 before he finished and discovered he did it wrong ...he had electrical plan and there shouldn’t have been any ?’s. Have proof of emails before work etc. He held up progress of the job and lost me a lot of money overall. He never said there was going to be a change order in cost.

I am the owner of a development of condos. We are one the first building of 5 buildings. We hired a contractor (RUSTIC) that was in over his head, wasn't paying attention to quality, and was submitting bad invoices (we paid him for items we never got like carpet, hot water heaters, etc and numerous invoices were doctored or just bogus). We fired him. Rustic submitted a final invoice for approx $17,000. We hired an attorney for a possible lawsuit for shoddy work we had to re-do and his bogus charges. After Rustic received a letter stating we wanted approx $150,000 returned for all of above, Rustic said they were checking their accounting to make sure there were not more charges. They then filed a bogus lien for $253,000. Our legal options are to file suit or turn him into the Attorney General of Idaho. We have been advised both are options as we have alot of proof for the contractors actions. BUT, we need to sell the condos, thus have the lien taken off.
