I was hired by John Gehm from RG NATIONAL LLC base on Missouri, I was hired to work in some universities in Tallahassee Fl, Gainesville Fl, Miami Florida, Minneapolis, Chicago and Pittsburgh. After the jobs were done, he sent me a lien waiver to fill out and have it notarized and sent back. the lien waiver says that that paperwork needs to be sent out in other to get paid in the following week it's been more than 3 weeks and he is not answering my calls now he said he will sue me for lien fraud if I try to do something against the properties. he does have a few lien waivers but not all of them i was wondering if i can do something with the liens that he actually has like voiding them or something or go after him since he told me straight up that he wasn't paying me. I have timesheets, lien waivers, text, emails, check stubs, copy of checks that were cashed out of my account invoices etc. Please I need help with this situation. MY PHONE NUMBER IS 720-487-2590 if someone can give me a call i will higly appreciate it. seems like there's more people struggling with this guy as well help me to help please....Read More
Hello, I have a mechanics lien for roof filed against my homestead property. I am in a chapter 13 bankruptcy and looking to convert to a chapter 7. My mortgage company has granted a modification agreement so I may continue payments and keep my home. However there is the problem of the mechanics lien. I am negotiating with the contractors attorney on payments and we have reached a payment agreement. What is the likelihood that the first mortgage company would accept a subordination from the contractor? Also I need an attorney....Read More
Hi. My company performed work for a large contractor in our area. The customer was very difficult to work for and to please. We finished 75 to 80% of the work before the contractor asked us not to finish the job. We were paid $3500 out of a total $5400. The contractor then took back the $3500 out of a payment for a totally separate job. Now he is refusing to communicate about the job at all. We worked on this job for 3 full days and completed most of the work. There were small accidents which we were not given the opportunity to fix upon completion of The job. We paid out of pocket for some of the materials and Dump fees. We also paid 2 separate employees to work on this job. Essentially we have now paid out $1000 to do work on this customer's property. I want to file a mechanic's lean but I am unsure whether I should file it on the house or on the contractor. ...Read More

We have completed our contract amount of 191,513.95 on a home damaged in Hurricane Michael
The homeowner received 288,000.00 from insurance. The final inspection passed three weeks ago and the man assures us that the bank said the final funds of 78,000.00 of which 18,000 is to pay the public adjuster. will be available this week however he is indebted to us $125,198.00 and has not made a payment since September.
Is there a form/contract that we can have him sign promising to pay the remaining amount due for materials and services performed??
I do not feel a lien would be beneficial since he resides in the home
Please let me know what you suggest we do to protect our company from being underpaid such a large amount of money ...Read More
Hello, I have a couple of liens and I would like to offer my customers a 50% discount. I am already losing money and I dont want to hire a lawyer because I just want to recover the costs.
Do you have a suggesting letter? could you please just guide me?
The homeowners already paid in full to the contractor. The contractor failed to pay me and they closed their business. So, it is not in me to impose more burden on these homeowners and much less in this present circumstances.
Thank you in advance for your kindness,
Claim of Lien was timely filed and notice sent certifed mail to owners address shown in the tax records, sender received a signed return receipt, the defendant owners raised the issue in their original answer; but dropped the lack of service claim in their amended answers. On Plaintiff's Motion for Summary Judgment the Defendants argued they never received the Claim of Lien. Am I correct that the owners are barred from raising this argument since it was not in their amended answers / responsive pleadings....Read More
Under contract, my Contractor has failed to complete the job not only in a timely manner, but at all. He told me it would be completed by last Thanksgiving, 2021. Any correspondence results in a 2-3 week lapse in any further responses, always initiated by myself. Now my Homeowners Insurance is threatening to cancel for incomplete work. He has basically abandoned the project and the work that has been completed is shoddy at best.
I was told by my insurance agent that I could put a lien on my contractors business. Is this correct and if so, where would I start? ...Read More

My husband and I are licensed in FL for Handyman work. 2.5 years ago we moved into a non inspected pole barn/Kwanzaa hut, in disrepair. We were told by the acting landlord verbally that any work done to the structure would be taken off of our rent and then later by the owner verbally told us to do whatever we needed to do to make it livable. We have an extensive list of labor done, from painting to electrical work and materials used over the span of 2.5 years. We have never received a lease agreement and the owner denies the work against rent claim made by the acting landlord (her cousin). The owner is now evicting us due to a pending sale on the property. Can we file a mechanics lien for any of the labor/materials if the owner did not file an NOC? Thank you. ...Read More
We are general contractor and we have some issues with jobs that are completed but the customers are not willing to pay. In several cases we already filled a claim of lien, and in some cases we also proceeded with filling a lawsuit. According to our attorney, the lien is only valid for one year and if we don't proceed with filling the lawsuit, the lien will expire. According to another attorney we have spoken with, there is an option to put a lien on the title which will not expire, can it really be done? In certain cases, we might not want to proceed with filling a a lawsuit in case that the lien will never expire......Read More
