I was hired by John Gehm from RG NATIONAL LLC base on Missouri, I was hired to work in some universities in Tallahassee Fl, Gainesville Fl, Miami Florida, Minneapolis, Chicago and Pittsburgh. After the jobs were done, he sent me a lien waiver to fill out and have it notarized and sent back. the lien waiver says that that paperwork needs to be sent out in other to get paid in the following week it's been more than 3 weeks and he is not answering my calls now he said he will sue me for lien fraud if I try to do something against the properties. he does have a few lien waivers but not all of them i was wondering if i can do something with the liens that he actually has like voiding them or something or go after him since he told me straight up that he wasn't paying me. I have timesheets, lien waivers, text, emails, check stubs, copy of checks that were cashed out of my account invoices etc. Please I need help with this situation. MY PHONE NUMBER IS 720-487-2590 if someone can give me a call i will higly appreciate it. seems like there's more people struggling with this guy as well help me to help please....Read More

The work related to the lien I am filing was done in Multiple Units throughout a Condo building...but technically the company I was doing the work for was working for the Home Owners Association, not the individual units. The HOA is providing Internet and TV to all the units in the building, and my work was related to installing the equipment required for the HOA to provide those services to individual Units in the building. (Its a bulk TV and Internet service, so all units will get the service, however I only installed the equipment in certain Units) What do you recommend? ...Read More

I am an individual, not a contractor. I was in the process of purchasing a house from a neighbor. The house is elevated near the water. The foundation poles were rotted and the house was sagging. We had a hurrican pending and the owner and I both were concerened about the stability of the house. In the week before the storm came in I agreed to repair and replace the support post and stabilize the house at a cost of $18,000. The house owner agreed to verbally to pay me back in the event that the sale did not go through. He also agreed to email me a simple document to that effect. I paid to have the house repaired but the man did not send the document confirming the agreement. The sale of the house did not go through and now the owner says that he is not going to reimburse me. How can I file a lien on this property? ...Read More

Hello! My brother passed away a year ago and when he came to Florida, he was penniless so we (my wife and I) bought a manufactured home for him 2005, I believe and paid off all of his bills and gave him a $25,000 gift so he could afford the mortgage. The agreement was that when he died our $73,000 would be returned to us. His death was quick and his son agreed to pay off the real estate that we did (both closing costs) the gift and the bills. Neither one of his children bothered him but the son was better than the daughter. Now that the house is for sale, they are not willing to pay us the full amount. We have taken care of this house for the last year, cleared some of it out and have done more than enough for both them and their father (they live out of state). Is there any sort of lien that we can put against the home to obtain what we put in that is all that we want? They are looking to sell the home at $150,000 but we just want we put out in closing costs, gift to their dad and paying off over $35,000 worth of debt? Thank you in advance for your help. ...Read More

Good afternoon, On April 3, 2023 the company I work for filed a Mechanics Lien on a construction project in FL. Earlier this week we received notification that the GC transferred the lien from Real Property to Security. Our original M/L was in the amount of $24,481.70. The lien amount remains the same. At this point, what would be our next step to insure we receive payment? Do we need to file an amendment? File anything at this point? Thank you....Read More

A contractor put a stop payment on a check which had been deposited the same day. He called a day before with leaking issues that we sent a technician to look at and determined that it was not our problem with the storefront leaking. We installed by our shop submittals that were approved by the architect. We billed via a AIA App and also signed a conditional waiver upon check being issued. Is it legal for them to stop payment and should I file a lien....Read More
