The client is being unreasonable and is wanting me to do work outside whats on the contract thats signed. We have furfilled our work that we were contractually binded to do. We also hired a structural engineer and have a report showing before we took out a wall, that the wall isnt load bearing. She is disputing the report from the engineer. as she fees theres other framing issues in her house. There is other framining issues but its in areas that isnt affiliated with the wall we took out and was there pre-construction. I already sent out LOI for lien and need to move forward with lien but I want to make sure I can successfully put lien on property. ...Read More

I know you hear this question all the time, but I’m a customer and this company put a mechanical lien on my house, they start on 08-2020 and still haven’t finished the job, when it supposed to take 4-6 weeks the most, but the secretary keeps saying they did, but my house is not the same at it supposed to be, about payments they receive about $16000 from a $32000 project, the rest my mortgage company have it, because they are releasing funds according to the job perform, the company finish some projects and my mortgage company was asking for the contract sign by the contractor, but they never send it till end of January, finally they release the first payment, and this happen not because of me,(costumer) but because they did not send the correct papers on time, so I know you talk about the rights of the contractors but what about my rights, why they out a lien on my house and expect me to pay for filing fees, when they are the ones never turn papers on time...Read More

A GC I've been working with on a house renovation made up lots of charges at the end of a job- first it was 12k, then 15,500k then he made up 20,5k. I've asked him over half a dozen times to show me any signed change orders, and upfront change orders, any receipts any proof of expenses and he has failed to provide any. In addition the contracted he work he did many issues required redoing, hiring new people to tear up what they had done improperly and redo it all at my expense. I detailed all of these expenses- he refuses to accept any of them. Further, he failed to do things I had contractually paid for- like hooking up the washer and dryer-(which mean plumbing it and running electrical to it) I never signed a single change order for any of the work, but have paid him 10k- all of the parts of the final overages that I was actually responsible for. He used your site yesterday- well past 90 days from the end of the job - to file a lien against me. The lien is out of State. I've tried calling to find out if his contractor license is even valid- as there isn't one listed. His address appears fake as no record of his business exists online. For NJ, I received an arbitration award on a construction lien today (but it was dated 3/3/21). The last day I worked on the property was 12/4/2020. 90 days from that date (the deadline to file a lien) is 3/4/21. Am I too late to file it? I am a subcontractor hired by a general contractor to do the work. The general contractor never paid. The claim is against the owner/property correct? Not the general contractor/property. Renovation company was to give me a detailed estimate of the cost to repair damage done to my home by Raccoons, This was a insurance claim and I told the renovation company up front Not to contact the insurance company until they provided me first with the estimate. I was told by them that because this was such a time consuming estimate to do, I needed to sign a contact that I would use them. If your builder files a lien before work is completed, then continues to work for a week while the certified letter is in transit (mailed from across the country by spouse), and we reconciled that the lien was filed for an amount that is not due, what are homeowners recourse? If lien was $50,250, builder did not reconcile a 14,750 payment made two months before as well as almost 2,000 in client credits, what are homeowners options? A) If we bond out of the exaggerated amount, can we sue builder for difference? File a bond against the business or a lien on his personal property? Im the co owner of a general contractor construction company, our firm completed an interior home improvement job in city of diamond bar, CA to a couple clients on or about 12/14/2020 to 1/29/2021 . The owners failure to pay $ 20k included materiel with the proof of receipts to us. I tried to ask them to pay via email, text messages etc in properly languages, the owner did runarounds with us, also bullying and threaten my firm, and asked my firm to continue to do some cosmetic repairs to their premise. I asked the owners to pay off arrearages first, then I would to help to do extra touch up or cosmetic repairs. But the owners refused to and not reply to my inquires any more since on or about 2/19. on 3/5 , I received an attorney letter form this group of owners, they asked my company to credit them $10k.... I am a homeowner. We had a roof put on in 2017 and it was a bad roofing job. There were numerous “fixes” not to mention the roofers left beer cans in our driveway and were obviously drinking on the job. They finally made the last repair in May of 2019-but, never repaired damages to our property and cost us money for other issues (leaking roof) that were not paid back. We never signed a contract agreeing to the price. The owner contacted us about our balance and we did not agree. He ended up filing a lien. I had a contractor who quit on my bathroom project in Ohio and now wanting me to pay 90% (which is all but 550 of the original contract price) I have had 4 other people come out and give estimates on what it would cost to complete and they are all in the 2000 amount.. When the contract started I had a tub / a shower / 2 sinks / toilet / lights / outlets / light switches and now have NONE of these items available to me. Also the floor has not been grouted / drywall not completed / tile not completed / painting not completed. He is sending me threatening e-mails and texts now saying he is going to put a mechanics lien on my property if I do not pay 90% I did not pay anything up front terms of his contract) and offered to pay 50% until they finished What are my options? ...Read More
