I was never issued a NTO from the GC roofer but was notified of a lien 4 months after the job started. I contested the lien and never received any response from the roofer in the 60 days period and still have not. All inspections on my new construction was done through a Private provider hired by my GC. This has been a 18 months process due all other liens and my builder not willing to care of his obligation. We have paid over $30,000 of other valid liens and other cost trying to get this construction finished on our own but under the builder permit. We are finally at the end stage and all inspections have pass including the roof but now was told by the PP and builder that we could not apply for the CO without a roofer attach to the permit and sign off on by the roofer which we can't get. The city of Cape Coral advised without this they never will be able to issue us a CO. This is on top of all the aggravations we went through the last 18 months from the lender not asking for liens waivers, been notified by us that the subs were not getting , finally stopping the draws , also agreeing for us to keep the construction going but not releasing the funds causing us law suit and costly attorney fees and penalty to the liens holders and also charging us more interest and extension penalties. Also we had to convince the city to ask the builders to ask for revisions to the original plans since the builder didn't follow them and the PP never inspected according to them either. Anyway just wondering how we can keep the roofer from holding up our CO.
FloridaI have a contract for a foundation for a home from 2017 that has not been completed. The project is completed through stem walls and was put on hold, first because the owner lost his job ( it was on hold for 8 weeks) then there was a disagreement about the work saying there were unauthorized changes to the plans. He filed a complaint with the Registrar of Contractors. I was cited but didn't make the corrections. We went to court and I won two months ago. The owner made payments timely, per the contract through the completion of the stems as per the contract. I sent a demand for the balance of the contract amount. ( That work has not been completed) How can I collect the remainder of the $ for the contract?

TexasWe had been working with a vendor for a bit more than a year and lately we have had a falling off with them. We now are seeing that their prices are increasing dramatically. For example, they quoted out a gear package for 158k and when we counted up the pricing it turned out to be closer to 180k. This was with five minutes of looking and if we go back to miscellaneous materials odds are we will find double dipping's. Please advise.

MissouriI hired someone to weather seal my deck. The project turned out horrible. The person I hired had help. I have recorded conversations of one of them admitting it looked bad. I also have a recorded and written agreement signed by the person that I paid her 3000.00 and would pay the balance at completion of the redoing of the deck. I have a recording of her agreeing it needed to be sanded and redone. This is all besides her taking it upon herself to change the brand and color of deck stain. She plans to file a lien. Can I file it to be fraudulent Leon claim?

ArizonaI had a verbal agreement on a remodeling job, before it was finished the owner passed away. The heirs have made it clear that they have no intentions of paying. A lien was filed on the home. They are currently going through probate and have a case filed. Should I wait to see what happens with the home, or should I do a Notice of Intent to Foreclose??

FloridaReceived notice of a lien , but contractor did not complete work. Want to give a written scope of remaining work to be agreed in and we are willing to pay in full , but contractor does not want to comply with list or respond to email attempts. What can we do to resolve this issue or so we just go to court and let it play out.
Our position: contractor did not complete work and final punch list.
Contractor position: he will finish the work if he is plaid in full ( approximately 5% total project is currently being held)
