Our original contract states that a customer is responsible for legal fees incurred to collect a debt, as well as interest on balances over 30 days. when filing a lien, am I able to include those fees in the total contract amount?

9 months after sale the Pest control company asks for renewal fee for the contract or removal of the bait system. The new owner does not allow them on the property to remove the bait system and refuses to renew a contract that was not signed by him.
Can the pest control company put a lien on this house now?
