I'm the owner of the parcel in Nevada las Vegas and hired the GC to do the development. The GC had also hired the sub to do the job and they send the wavier & release form to the voucher to obtain the money. Under the form from the sub, there a line called "Undersigned's customer", and they put my GC company in that line. Should they put my company name on that line instead of my GC company name? I am a property owner and tenants that I just evicted filed a "revenge" Mechanic's lien for many thousands of dollars against me, claiming that they did a lot of expensive work to the property (Nothing had been done, as a matter of fact they damaged the property, I did not give any consent for anything, seems to be a well organized scam done by people who are doing it for a living) I am selling the property and need the lien disputed and canceled asap, otherwise the escrow company will forfeit some of my money and deliver to the scam artists It is in Nevada Can you let me know what is the easiest way to dismiss this Lien? I noticed that in order to place a Lien, one have to be a licensed constructor and we check the Nevada State Contractor Board and the tenants are NON registered (not a surprise, the entire claim is fraudulent) please advise Thanks, Yoram ...Read More

Hi. We worked on a project in NV as a subcontractor. We never received the NV 208.146 Notice from the Prime/GC on this project. What are the ramifications for the Prime/GC for not filing this notice? We are forced to file a lien on this project due to issues with the GC and we want to understand how the lack of receiving this notice will affect us and also if we have any leverage over the GC due to their failure to file this notice....Read More

I filed a mechanics lien on a customer. They have not received insurance money and are going to pay me out of pocket while they wait for the money to come because they are very concerned about the lien affecting their credit score. I've read that generally, mechanics liens don't affect a credit score but what does that mean. When would it affect their credit score? We own Montelago Village in Henderson Nevada, and one of our new tenants moving in provided us a form to fill out and file however I am not sure what th eprocess is to file this form? I have it filled out (Corporate is in California and the tenant and property is Nevada so which form do we need a California one or Nevada one) just needing to know the steps, who gets it? Is there a fee? Where do I file? Is it the county or the city that needs this form? I have contacted both the county and the city and both are not aware of this document and couldn't assist me to the right direction. I am renting a house that has been vacant for 8 years, the owner is in prison. My lease says I am responsible for all utilities.The water company has refused to turn on the water unless I pay the lien they filed on the property.I thought the owner had an outstanding bill, but when I looked it up it was filed the month I moved in. They are charging $45.00 a month for stand-by fee (not having water) plus a $25.00 late fee with accruing interest. I have never used their service, I dont owe them any money, and the owner had no outstanding bills . They send a bill every month addressed to the owner, they know that the owner is in prison and no longer lives at the property. The water company is a GID utility so it is not governed by The Public Utility Commission. I am forced to get water from them, it is a small rural section of 3 streets. They have a water board that consists of the"President", his wife, his son, his son's wife and 1 other lady. I have tried everything with these people with no success. I wrote them and asked to establish an account in my name, went to the water board meeting, personally asked if there was something we could work out in payments, even though I feel this whole situation is fraudulent and it borders on criminal extortion, he says I have to pay the entire lien which is now over $2000, this includes a $448.00 admin fee(to file a 17.00 paper) I am a disabled, senior citizen, my sole income is $708.00 a month from Soc Sec which is below poverty level. I have been living there over 1 year with no water, which has caused me extreme emotional distress and created a huge hardship for me because I have no car so I have to depend on someone else to bring it in 5 gal bottles.
