I am a subcontractor that put a mechanics lien on a property because we were not being paid. I am now being asked to provide the property owner with a waiver release in exchange for final payment. I sent the property owner a final conditional release waiver but he did not accept it and sent me a message from his lawyer which stated: "the document does not have the recorded Document Number. The lien is not yet identified as being recorded. Please ask for this information and it would be best if they provided a copy of the actual stamped recorded lien or receipt from the County Clerk identifying the Document Number." We had a LIEN-MECHANICS/SUB place on our home by a horrible contractor. He did it just to make our lives miserable. The was in Jan. 2016. The lawyer we had at the time went in 2018 to court just after the 2 years was up. However, I went to look at Lake County and the Lien is still showing. Hi there, once the homeowner has paid . what are the next steps? I did what i thought needed to be done. I sent payment to the Will County Recorder as instructed to release the lien as well as sent them a notorized release of lien document with what i thought was the proper info. I recieved the check back with a letter stating that they were rejecting it and gave me a list of reasons why.. One of them being that the document i sent wasnt a standard document.. what exactly is the "standard document" Help! Please!

The contractors that did work on my home did extremely bad work. About halfway into the work they were doing (completely tearing down and redoing my back porch) I realized they had not obtained any permits from the city. When I asked them about it, they told me they didn't need permits - which is untrue.
