Contractor filed a mecahnics lien against my property, but I never received a copy of thr lien by certified mail, so the contractor never got my signature thatI received the copy of the lien by certified mail. But the contractor says it didn't matter that I didn't receive it because he has proof he sent it. Doesn't that negate the obvious reason that it is required to send a copy by certified mail so that the homeowner is supposed to receive it?
GeorgiaI'm attempting to complete and file a notice of intent to file on Levelset's website and need to know what type of job to choose. I believe it is County - Government job, but I want to confirm this is correct.
The project is a City of Atlanta job located at 878 Custer Ave SE, Atlanta, GA 30316. It is a storm water treatment facility.
Please let me know how I should answer the question in terms of type of job.

GeorgiaI have 6 employees and one of them never sends me their hours. It’s the most bizarre thing. I’ve had multiple meetings with them and nothing has changed. The most I’ve surmised is that they have been living off savings. I started to send them a base amount of money weekly since I had no idea how much they worked. I felt this was adequate since they never responded. I just received a large amount of hours submitted from them spanning from today to over three years ago. I have no way to corroborate these hours and am at a loss as what to do. Is there an expiration or statute of limitations for this? As the employer what rights do I have?
GeorgiaI have a judgment against a subcontractor regarding an overpayment sent to them that was never returned in the amount of $3,200.00. Would Levelset be able to pursue the subcontractor per the judgment to collect payment?
GeorgiaI signed contract for house in December 2020, with completion May 2021. He let the noise ordinance permit expire, which caused a delay. Then submitted incorrect permit for the house. Finally got correct permit. Then, two days after the date of closing, asked for 20K more. (and yes, he could have asked for more earlier due to the increase in construction prices- my concern is he never intended to start in that time frame!) I have been homeless the entire time. My question comes to intent. When he signed the contract, did he truly intend on fulfilling it? Even in the beginning, he wanted me to pay more, but I refused, but he signed it. I question if he ever intended to fulfill this contract. I'm not sure if this is enough to say breech of contract or if he is just completely incompetent. Oh, and during this time period HE was building his OWN house! Somehow that seems to have been finished on time!! I terminated the contract, as my children need a place to live!!!

GeorgiaIn my divorce papers I have a lien against my exhusband. He is required to pay for a car that I have. He has not been paying and I understand his home has a levy for taxes and will be sold on Aug 3rd. I need to know how to make sure this car is paid for when the home is taken.
GeorgiaWe've sold materials to builders/renovation companies who haven't paid us and have become unresponsive. We didn't provide labor and the materials were picked up, so we don't know where the materials were installed. Do we have lien rights or other recourse besides taking them to court? If we have lien rights, do we file against the address of the builder/renovation company? Thank you!
GeorgiaWe have completed 4 retention ponds for a builder. Two were done in July of 2022 and Two were done in December of 2022. The builder is holding a 10% retaining fee. They are advising me the ponds that were done in July need maintenance before the civil engineer will sign off. That job was paid for in full. I am wondering if it is legal for them to hold the retaining fee based on a job that was paid in full 10 months ago.
GeorgiaIn order to enforce a mechanics lien in GA does the vendor have to run a 100 year title search and clear the liens before executing? This is the practice with regular judgments.

GeorgiaWe filed a notice of intent to lien on a job (through our levelset account). We no longer intend to lien the job but the surety company is insisting that we are required to send a formal withdrawal of the intent to lien to the owner, surety bond company, etc. Is there such a form?
