An electrical contractor hired me on a city project. I did paving work and he ran the electrical. He signed my contract but I didn’t sign anything from him.
He said that my work was unfinished and had to be fixed or he would back charge me. I asked for inspection document to support feedback for the corrections. He didn’t provide.
I told him he may not modify or change our work without our permission.
Now he claims that because he had to finish my work and correct it trust I owe him $26k. My contract he signed was for $23k. Is that legal for him to do?...Read More
Hi we signed a lease option contract and moved into a run down property with the intent and understanding that we would use our own $$, do the labor that needed to be done, and then we would jointly put the house on the market and everything over the set option price was ours to keep to recoup our investment and make a profit. During Covid, the property owner lost alot of their retirement income and freaked out and demanded we sell the property 4 months into our 4 month contract. We refused and ended up in court, where we have been for the last year!
Now they are saying they are going to counter-sue us because we did all of the work without a contractors license, and some of the things we did should have required a contractors license, although we hired a licensed plumber to re-do the master bathroom which was really the only improvement that would require a license.
The owner was totally aware of what we were doing, we sent them pictures of everything we were doing, step by step and they gave us "thumbs up", said things like "keep up the good work", and "almost to the goal line keep going".
Now we know we were just being used, and they are saying they were not aware we were doing anything, etc etc.
Question: Would they actually be considered an owner builder in this situation and can we file a lien in California on the property as a laborer?

I bought a pre sale condo and my contract says 630 sft an the plan which I signed and referred to also indicated 630sft. However, recently when I visited the developer's website, I opened the plan of the unit which I purchased only to discover that they change my plan, they took off some of my living room space and made it in to a balcony. On the new plan the total private portion was 603 sft.
Thus, I have lost 23 sft without even being told.
What should I do other than informing them my discovery?
What if they do not change the plan back I paid 630sft of property for 603sft. Not to mention I paid that back in 2019 an real estate has risen per square footage in the last 2 years.
Please advise.
