The contractor built a closet for me and he was paid for everything except the last day, 3 hours, and one board and now he wants to put a mechanic Lien on my Mobile home for 1,247.00. This is outrageous and he won't give up. We are Seniors and never had a signed contract or even given any kind of a detailed invoice for anything. We have paid for all the supplies and labor to date except for the last day and one board. He spent all of three hours and put in one board and gave me this outrageous bill. I have copies of all the payments I have made to date including on check that said for the balance owed and that would be everything up until the day the doors were delivered and installed. He is very nasty to use and threatening, first, he said small claims and then a lien? This is a land lease property and a mobile home....Read More

I was an investor on a rehab project. The Owner on Title to the property to be rehabbed was also the Contractor. He never completed the job 4 years ago and was incarcerated shortly after only starting the rehab project(he has been in jail since). I was in litigation for 3 years on a Quiet Title Action on the property in order to gain Title. That case fell apart and was dismissed due to Lawyer Malpractice. I am the General Contractor for a project, in Hermosa Beach, I have spoken with the escrow office they told me directly that they see the registered lien but that the owner said to them that he would take care of the payment now with us, we have spoken to the owner, but he does not want to pay the total amount... since we were having a discussion I decided not to enforce lien nor thought to extend it, I am wondering now what do you believe is the best possible course of action now....Read More

My contractor has filed a lien even though we've paid him $20,000 more in advance for work that has not yet been completed. He keeps trying to modify the progress payment deliverables in order to get more money. He has not produced an accounting of how the money I paid in advance was spent. I do know he has not paid the subcontractor entirely what he is due, and we know that the subcontractor estimate for the work is less than what we have already paid to the general contractor in advance. Hi, I filed an affidavit claiming lien on the property owner when the hiring contractor ghosted on us with ZLIEN. However, I am not sure if anything will be resolved as the hiring contractors has avoided phone calls, emails, all forms of communication post services rendered. It seems they have planned this from the beginning. This debacle cost us a working relationship, closure of a branch not including financial losses. I have researched the hiring contractor and found multitudes of complaints from customers and contractors alike all over Texas about their work ethics and practices. My question is, are there other legal ways to stop them from repeating the same behavior? We tried complaining with Better Business Bureau but they were unable to help because we were not customers....Read More

My company was hire by the owner to preform a job at his house. we started the job at June 6th and finished it at July 20th 2022. I still have not got a full payment. I found out owner put his house for sell on the market. He is currently in Europe and he does not communicate. He sent small portion of money via zelle to our business bank account, but the balance due is in the thousands. I sent via levelset a preliminary notice on September 23rd by email and certified mail by today September 27th. Can i still record a lien against the property to assure i get my money? since the house for sale on the market? I am an unlicensed handyman doing work in California. I was hired by the homeowner to help fix his house after flood damage. I have issued him $8000 in invoices he claims he can’t pay me pay me because one of his accounts is frozen because of identity theft. I understand the following: The Claim of Lien must be filed at the earlier of:90 days after completion of the work of improvement; or,30 days after the owner records a Notice of Completion or Cessation. 3. Specific Question: If the 90 days passed after the work was completed AND then (after that 90 day period) the Notice of Completion was filed does that "restart" the clock to allow me to file a lien in the next 30 days after the Notice of Completion was filed?
