Notarization

The process in which, after witnessing the signatures, a notary signs and stamps the document as a way of declaring that the signatures are valid and genuine.
Each state has its own requirements for which types of documents must be notarized. Depending on the state, these could include liens, releases, notices, and/or lien waivers. States are increasingly allowing notarization to take place remotely via video chat or similar technology.
