what are the legal provisions and requirements related to mechanics' liens and their filing deadlines? Can a subcontractor file a mechanics lien after 90 days?
WashingtonI was working a residential bathroom remodel, the contract was for 22627.01, including tile cost when selected and with change orders and additional work, verified through emails and verbal change orders the total became 27752.78, I was paid intermittently total of 13000. when it came to 1 more day of work to just knock out a very small punchlist, the night before I asked for 10000 and allowed him to hold a retainer of 4752.78 until the next day when i completed the job and he was happy. He denied the 10000, wrote a check for 2000. then the next day, I was told that I was not allowed back to the property and that my workmanship was unsatisfactory. Then he offered 2900 only if i signed a letter of dissolution. Hes now threatening to file fraud with L and I. all the supposed poor workmanship was the things I had on my punchlist, The bathroom is absolutely beautiful, Ive showed pictures to alot of people and everyone agrees that its a great bathroom and the amount of work I put into it is close to 300 hours. Throughout the process, there was never a single complaint and his wife even said multiple times that with my work skill and knowledge of processes and supplies I should have my own improvement show or broadcast on youtube. But the day before it was time to settle up, my work all of a sudden was unsatisfactory. pictures are up on my website. www.waunatile.com under a.d.a. compliant remodel. this guy owes me almost 13000 and all my prices are completely justified, hes making up prices for my business, what do I do, I have 400 to my name as all I had went into this project.

WashingtonWe are at the end of our project and we have only received $4,500.00 from our customer and now that I filed the lien against the owner of the property and the general contractor, the general contractor is mad that I filed the lien intent. He has priced our scope of work from another steel company and sent us the other companies bid saying he won't pay us our bid amount. The bid proposal was signed and return but they never sent a contract to sign. The general contractor is saying since we liened the project we can't go back onsite to finish the last of our work. I don't know what to do to protect our company from not getting paid for at least the amount of work that we have completed.
WashingtonMy General Contractor "disappeared" sometime in October/November of 2022. I later found out he declared bankruptcy. In December, a subcontractor of whom I was unaware, submitted an invoice for work he said was performed on my home. Most of the wok was very poor, but some of it was extremely dangerous, e.g., a solid wood fireplace mantle was installed with two small screws and could have easily fallen on someone; an open stairwell on the second floor was completed without a railing or any safety measures which easily could allow an unwary party to fall over 10 feet. A Sub also submitted a bill and filed a lien for painting for an inordinately excessive number of hours given the size of my home. Is my understanding correct in that I acknowledge the liens, but then later bring an action for Breach of Contract against both Subs?
WashingtonWe are a General Contractor who provided services to a client and have not been paid in full for the work. Lien was filed but unfortunately after many attempts to resolved this we now have to file for foreclosure on the client.
WashingtonHello. I am the homeowner on a large project. I had a contractor who hired sub contractors. I thought that we were on the same page, that we would get a Lien Waver, from each subcontractor, BEFORE we submitted FINAL PAYMENT to the major contractor.
They are acting as if they do not know what a Lien waver or Release of Lien is.
They gave me one to sign. I thought it was the SUBCONTRACTORS who needed to sign ? Please help? Thank you.
WashingtonWe have a client who has a number of small odd jobs on their home and really just wants an architect to review (maybe occasionally provide a drawing or sketch) and wants to hire us on an hourly basis. However, without defined scope, it is difficult to specify what construction documents or details will be provided and what we will be held responsible for.
Any thoughts or suggestions?
WashingtonWhen dealing with an owner who has a hard money loan who refuses to give a deposit on a $130,000 job that has a deadline in 4 months how many payments should I require. These payments would be upon completion of certain portions of the project. They also tried to get me to sign a lien waiver that stated I had been paid and post dated till due date of project. Needless to say I’m not trusting them and want to cover my but as best I can.

I have been the residential home owner (it's my principal residence) of a property that has been undergoing major renovations. It has been a gut to the studs renovation on a 50 year old home has had brand new electrical, plumbing and mechanical installed. As a result, during the renovation, my family and I had to move out to temporary rental accommodations. One of the subcontractors, who was working on the property while we were living offsite, is threatening to place a mechanic's lien on the property. However, the subcontractor never served us a pre-lien notice. Given my situation, does Washington state law deem my property owner-occupied for the purposes of this potential lien? My family and I really appreciate any help or insight you can provide.
WashingtonWe are a subcontractor and we provided and installed a Surveillance system at a customer's home. They hadn't paid and we filed a Lien on the property. They sent payment, we confirmed with them that we filed a lien. They put a stop payment on the check (which was not for the full amount of the lien). How do we move forward to enforce the lien and get paid?
