When a title company is processing a property sale that has a lien against it, will they contact the vendor to find out if late fees, interest, or other add-ons need to be paid off in addition to the initial amount?
If further work is done and further liability by the owner is incurred, does an additional lien need to be filed or can the amount just be added when the lien is being paid off?

The contractor has a contractor license. We have no written contract, and he has not given me a preliminary notice to file a lien. The contractor only did about 60% work and never come back to finish, so I had to hire someone to complete the work. Good afternoon. I worked on a remodeling of two houses, the contractor requested my work through a person who works with him, at the end of the contractor he paid me that was agreed at that time, later he asked me to paint the exterior of the house and the trim, Soffit installation, a demolition and other things.
Now the contractor says that he did not hire me directly.
I have photos where I paint the property and text messages requesting that I start working on another property to start other jobs.
I have a painter's license.
The owner of the house is aware that I have not been paid.
My question is, can I act legally on the properties where I work, two weeks have passed and I have received no intention from either party.

We hired a construction contractor to turn a workshop into a 'livable space.' He did a horrible job, not to code even though we told him we needed to see permits, used the cheapest material. We paid him $38000 to date, on his $37000 estimate. He wants $12000 more for what he says are 'upgrades' when he didn't do what he was hired to do right. We got quotes to fix his work totally a minimum of $20000, and bring it up to code, which he was supposed to do in the remodel, but did not. He is now threatening a lien on our home, and may have already put one on. Tenant wanted to build apartment in my barn. I wanted a toilet, shower, and bedroom in there for my own use when I am there. So I said ok. He said he would pay for all materials and provide all labor. He built an extravagent apartment thinking he and his wife would someday buy my property and live there themselves, renting out the other houses. Since then his wife has died and he learned he could not buy my property because I am not ready to sell it. Meanwhile against the rental agreement he has been subletting the apartment for $500 a month to an uncle who helps him with his 3 kids. Over the course of the project he asked for me to help out. I twice gave him $2500 he was supposed to pay back. Since he can't buy the property and will now have to move out, he is threatening to put a lein on my property to get compensated for "ALL OF THE MATERIALS AND LABOR" he has put into the property. Hello, I have a Home in Wa State with 2 judgement liens...was reading the portion of your article,
"in order for it to go away, you have to make it go away…it requires action on your part.”...I've done a little research and it looks like in Judgement liens expire at the end of 10 years unless "renewed" by holder in which they could stay for another 10 years....Both of the liens that are clouding my title expire within 11 mos of today 7-2-21...Question , can you guys help me get the liens removed at the recorders office after they expire?
