Good afternoon,
I recently sent out a Notice of Unpaid Balance regarding a residential construction lien in NJ. Do you know how long I am required to wait once that is sent out before sending the Demand for Arbitration?

New JerseyWe are a NY millwork company selling doors and mouldings, we have a customer in NJ that we delivered goods back in September 2021 and we haven't received payment, we still have custom doors, meaning doors that we usually don't stock we just ordered and assembled for them but we did not deliver yet. Can we still file a lien and still meet the NJ deadline of the "last day on the job" since we did work for them at our shop?

New JerseyGood afternoon. We're trying to find out if the mechanic's lien we're filing is residential or commercial in nature. The property is a residential structure that is owned by a bank/trust and managed by a property management company that rents the property out to tenants.

New JerseyI placed a lien for money owed. I allowed it to expire and chose not to act on it and foreclose. The building owner is threatening to sue for allowing it to remain on the record. The money is still owed. I chose to not foreclose or file for removal because I dont want to spend a single dollar more on this.
Am I obligated to remove the lien ?
Can i be sued?

We are materials supplier on the project in NJ, and we want to file Lien. In our agreement with the client and on architectural set we have on file, we found owner name, but levelset scout research indicated other company as owner. What we should do in this situation? Can we include both companies on the Lien?

New JerseyContract on project is $260,000. Retainage held back @10%. Contractor received progress payments for 75% of the project. What should final payment be ?
New JerseyWe are a construction subcontractor and finished a large commercial project in January 2022. We started the project in September 2021 and completed it in January 2022, however they are requesting that we go back this week to complete some additional work Thursday & Friday. The question is, do we restart the 90 day construction lien deadline since we are going back this week or does the 90 day deadline remains from January 2022.
New JerseyI was dealing with a sick husband and my time expired last year for the mechanics lien. I have all the documentation to prove out that he owes me the money even text messages stating when I am going to get paid. (text messages downloaded in pdf)
New JerseyWe are a manufacturing company that is supplying materials to a general contractor for a project in New Jersey. We are not clear on the rules in NJ for what is considered first labor/material furnishing date. From our own research, we found conflicting information that we would use the date material was first delivered as furnishing date. But also read that if we provide a substantial amount of labor prior to delivery, which we do as we are a manufacturing company, we would use the date we first provided labor on the job such as fabrication, design, etc.
We understand that preliminary notice is based on this first labor/material furnish date and want to make sure we are using the correct date. Any advice would be much appreciated.
New JerseyWe are a material supplier that fabricates and ships metal panels for building exteriors. We supplied panels to a car dealership in New Jersey. A preliminary notice WAS sent, but sadly the deadline to file the lien was missed. We received a message through LevelSet that the deadline to foreclose on the line is in a few days. Do we still have some sort of legal claim or have we missed our chance? We are owed $15,689.

New JerseyI did a job in New Jersey Newark to be exact and I was called in on an emergency flood situation at a apartment building I was a sub contractor for a hasidic Jewish contractor I did the job it cost me money and I haven't been paid and I've been goi g back and fourth with the guy for 3 years the bill is for 100k plus he's told me it's in appeal and alot of excuses I have everything from emails to pictures to texts and I've been on top of him what do I do to get paid I'm sure Intrest would be added
