We hired a roof contractor to repair the roof. The contractor did a bad job caused the whole ceiling drop which caused huge damage for the building and damage for tenant's property. Because the delay of the contractor the city found another contractor to finish the repair work. We filed a court case to sue the contractor for the damage he caused by the bad job he did. The contractor put a lien on my property.

New JerseyFor NJ, I received an arbitration award on a construction lien today (but it was dated 3/3/21). The last day I worked on the property was 12/4/2020. 90 days from that date (the deadline to file a lien) is 3/4/21. Am I too late to file it? I am a subcontractor hired by a general contractor to do the work. The general contractor never paid. The claim is against the owner/property correct? Not the general contractor/property. The form asks for who the contract is with and who the claimant is against.

We received the initial payment from the client last month but are still owed the remaining balance from the client. Our remediation estimates have not been paid as of yet. We have been advised to speak with insurance adjusters. This is a condo unit. There is a home owners insurance company for the insured & then Home Owners Association company. I sent all info to both company's, but the HOA is not paying till she sees our drying logs. Even without drying logs they should still be paying us for work we did, just not as many days drying as we requested. Is this correct? What are next steps?
