I am the Tenant and hired a GC for the construction works.
I got his conditioned waiver, in which he stated that he had paid all subcontractors, and then I paid in full the final balance.
6 months later I just learned that he did not paid some money to a subcontractor, who is threatening me with a lien.
What can I do?
MarylandI am a loan broker who is trying to help a restoration company get back on its feet. It needs working capital because A/R payments are very slow. The owner loaded up on personal credit cards to provide working capital to his company. As a result, his credit score has tanked and banks are rejecting him. I believe we can get some relief if insurance companies will allow payments to the restoration company through a lockbox set up by the A/R factoring company.
MarylandIf I use a company to buy materials from for a project but I physically go to their location to pick up the material and they wanted to file a lien on me for not paying the invoice on time. Would that be based on the state their store is in and where I went to get the material or would that be based on the state my project is in. I did not provide a project address to them and they did not physically go there.
MarylandI have a Architect that has a residential remodeling project in Maryland.
MarylandReplacing countertops in our kitchen. Spoke with several contractors to get quotes. One of the contractors showed up at our home, was let in by a handyman we had working for us, and proceeded to install countertops. We have no contract with this company, nothing signed, no deposit given and no agreement that they were to do any work. In fact, after a phone call to them on 5/2 we decided not to go with this company due to the facts that they , a)don’t hold a MD MHIC #, b) “don’t do contracts” and c) required a 50% deposit.
This all took place while my wife and I were at work. Today they texted my wife that if they didn’t receive payment within 24 hrs they were going to place a lien on our property.
Just wondering what our response to them should be. We have also already signed a contract with another contractor and placed a deposit. If you could offer any advice regarding this situation, we’d be very appreciative.

MarylandI am a subcontractor who does foreclosures. I recently did a job in maryland removing 380 cubes. to this date have only been paid for 30 cubes. Now that they are about to cut a check the owner of company I contract went in and removed another 2000.00 from my contracted price. I am told that must accept this or get nothing. I am lost as to what my next step should be

MarylandI am a contractor. We completed the job for a customer with a remaining balance of $7000. There was a damage to their microwave. We agreed to reduce the balance by $800 for a final balance of $6200.
They have not paid that and they don't return my calls, email or text.
Job was completed Feb 3rd, we reached an agreement on March 14th

MarylandI am a retired Electrician and hold a Master Electrical license. A local company (LLC) needs an electrical license and has asked me to assign mine to their company so they can perform work that involves electrical permits. While I am retired I can still look at jobs and advise but not perform the work. What would be my personal risk for liability outside the required insurance I am required to carry? Could me personal assets be attached if there were to be some sort of incident ?

I have proof of signage being delivered and they appear to be holding the signage hostage. Can we file a notice of intent to lien against the golf course since they are keeping the signage from the rightful owner?
