We are based in IN and we have a customer in IL. There was no signed contract or preliminary notice, but we do have the customer's signature on a change order from mid-job. Is there any way to file a partial lien on the amount of the change order? The work was done in 2019. Have we missed the window entirely? And do we have a leg to stand on if we take legal action?
IllinoisI am a contractor, cleaning apartments and the company I work with requires me to present a "Lien Waiver" to pay me what they owe me, I need a format that conforms to this requirement and that will not harm me in anything, I appreciate if you can suggest me a shape that conforms to this condition. IllinoisSituation #1: Regarding Owner-Occupied Projects, what is the classification if the Owner is building a multi-unit building and plans to live in one of the units? Is this still classed as Owner-Occupied?
Situation #2:
Our schedule for timing of our Notices is as follows:
Owner-Occupied Projects-Send the Preliminary Letter at the outset of the project, Send the Intent to File a Lien and File the Lien itself by
deadlines below.
Notice of Intent to File a Lien-Sent on the 60th day after the last furnishing to have reaction time to meet the 90 day deadline for this
Notice.
Filing of the Lien-Sent on the 100th day after the last furnishing to have reaction time to meet the 120 (4 months) deadline.
As I understood today’s conversation, in a situation where the Intent to File a Lien Notification is not acknowledged or signed for by the property owner, the 120 day deadline to file the lien is now reduced to 90 days, thus cutting our reaction time by 30 days. To have acceptable reaction time, the Notice of Intent to File a Lien would have to be sent on the 60th day after the last furnishing. If we didn’t get the acknowledgement of this Notice by the 75th day, we would have to go ahead and file the lien at that point to be able to meet the new 90 day deadline. Though it would seem reasonable but not necessarily the case that the County Recorder’s court would take into account that the Notice was not acknowledged in a timely way by the property owner and would allow us more reaction time. But could we count on that? I understand that the 60/25 form would have to be completed and submitted with this Filing of the Lien.
Since we can’t predict which Letters of Intent to File are not going to be signed and acknowledged within the 90 day window, it would appear that we would have to file as above for all property owners that did not respond to the Notice to File a Lien. Is that the case?

IllinoisAs a construction company that elicits work from sub-contractors in the state of Illinois, is it possible to create a lien waiver that is applicable to multiple instances of work rendered?
For example, either:
1. We can create a single waiver document that outlines all the projects rendered with a subcontractor as it pertains to multiple job locations and job amounts at a specific given time (weekly).
Or
2. We can fashion some contractual waiver of lien that suffices as a general waiver sufficient for all projects performed in a given year- so long as the division of subsequent payments, and the breakdown of such, is outlined in the contract.
Is there any legal way to fashion either of the two aforementioned scenarios in the state of Illinois?

IllinoisI am owed more than $9,000 for a house I was working on. My family contracted Covid and was placed under quarantine. I notified the homeowners about what was happening, they said they didn't care if we were under quarantine, they wanted it finished. I went back to finish about 2 weeks later to learn, they fired me and didn't want to pay me for work I had already finished.

IllinoisHi I'm a homeowner of a single family house. My roof was damaged by a hailstorm on May 27th of 2019, and since then the insurance has been constantly declining to pay for the roof replacement even if I hired a couple of public adjusters to fight for my case. Now the case has gone to umpire process, but the insurance company has been pretty tough and won't budge, so both my public adjuster and appraiser bailed out again. IllinoisYour company file a mechanic's lien on our behalf for a past due account in Illinois. The lien was filed on 4/7/21. Now that the lien is filed, what are the steps to enforce the lien and get our money?
Illinoisso we (our company/not people) are buying out a company and we are creating another company but the same people who are selling us the company are 50% owners in the new company. They are under the impression that we (my brother and I) owe them 5 million and not the company. While we see that as an investment that should be paid through out the success of the new company and written into the operating agreement.
