Hello my name is Jose Bravo and my company is Bravo Property Improvement LLC. I has been working doing renovation projects of residences as a sub contractor for the General contractor company Sunshine Construcion and Restoration. This companie has been saying for around a year and a half that they ate figuring out on how they gonna pay me for difrents projects from a year and half ago to the most recently around two months ago. I advice them I will use the mechanic lien resource to get paid and now becouse of this they cancel my contract with them and offer me a small portion of what they owe me with the condition I sing a document accepting that payment for all the work they owe me. I am a sub contractor. Block and brick masonry. I have completed work on a project and the company that hired me tells me the job is not complete so my invoice is rejected. I have completed the contract and did additional work that they told me they were waiting on a change order for. I have been jumping through hoops to get paid for the work that is complete. Hello, We are a material supplier filing and NTO. Our customer is a plumbing business that is offering plumbing services directly to their client. The plumbing business is not going through a general contractor, but rather is the primary contractor on the job. With regards to listing the plumbing company as the customer, what is our customer's role? They are not technically a general contractor, but in this situation they are working direct with the client. I do not see an option for primary contractor listed. How should we list them? Would the NTO still be valid if we listed the plumbing company as a general contractor? Or would that somehow invalidate our NTO and potential lien rights on this work? I'm a subcontractor working for a general contractor on a commercial project. I filed a Notice to Owner on time, but I didn't realize until now that the Notice to Owner listed the job name as the general contractor - instead of the actual general contractor, who is my customer. The general contractor isn't on the NTO at all, and I didn't realize it until now, many months past the 45 day deadline, so I don't think I can refile. Now the owner wants an unconditional final lien release, even though I haven't been paid in full yet, since the NTO didn't give the correct general contractor information. What should I do? My initial thought is that I might as well give the lien release and hope for the best, since the NTO is probably invalid, but I wanted to double check....Read More

I'm a subcontractor, cabinet painting, that wasn't paid for a job and would like to get an idea of the process and timeframe I could expect. Considering the undisputed facts below, could I do this myself, could i do it with help of levelset or do I need a local attorney. This is the first time in 6 years of paitning that I didn't get paid and I have always followed the lien law timing requirements perfectly. In this case my work was on time and the quality perfect, the notice to owner was served on time and acknowledged and the claim of lien was filed on time. NOW LISTEN TO THIS. The owner never filed a notice of commencement and as it turns out the contractor was unlicensed and about 6 months back was served a stop work order from the DBPR. Consequently no building permits or inspections were done. The job should have had one for the remodel and the major plumbing; I learned all this when I went to the county to get information for my NTO. I told the owner all of this immediatly and gave him info from the county building department. So, the owner actually knew all this before making the final payment, so you can imagine how shocked I was when he made the final payment to the contractor and never asked for or received the final payment affidavid. The notice to owner doesn't list the full legal name of the contractor. For example, the W-9 we received from the vendor states ABC Plumbing LLC, but the NTO references ABC Plumbing. Does this need to be corrected since it is missing the LLC?...Read More

i am not licenced. i am a handyman. i am way past deadline because when they couldn't pay i agreed to take payments. They didn't make the payments. They recently had me come and do some punch out work and said they would pay me if i did. They didn't. Does that now count as the last day i furnished labor? My phone with pics was destroyed so i don't have pictures to show a judge but there are several people i hired to do some specialty stuff that can testify to the work that we performed. Can the court subpeona pics of the finished product? I know how sketchy this sounds. We were friends so i didnt protect myself. I thought they would pay. Their house looks fantastic. So my questions are these: ...Does doing punch out work change the last day of labor provided to that date? ...Do i have to have before and after pics or will statements from several people that worked there fly? ...Is small claims court a better way to go to get around the strict deadline rules? ...Am I wasting my time since i didn't plan ahead and just take the loss?
