I've filed a lien on a residential(non-owner occupied) property in Tulsa County, OK. What is the next step, if the debt remains unpaid? The debt owed is $2350.00 and the property owner is trying to get the Tulsa Housing Authority(section8/HUD) to approve the home as subsidized housing, for his ex-wife, who he purchased the home for in 2013. We had a written contract, sent via email to the owner(he resides in Thailand) he did not sign the contract, but did send the deposit money, as is required in the contract. ...Read More

And He did not execute the remodeling job according to the drawing approved by City building, and missed 3 new windows, until 4/12/2022 San Jose City inspector pointed them out. We are an electrical subcontractor working on a public works project and for no reason the GC is trying to cancel our signed contract. The GC asked our electricians to leave the jobsite, mid day the other day and will not let us return. The GC will not give us a reason and will not return my calls. We need to, at least, be paid for the work we have done and billed for. Possibly the entire amount of the signed contract. What are our legal rights? ...Read More

I paid a contractor $15,000 as a deposit on a $40,000 renovation project at my house. The contractor completed no work and says he cannot refund my money because he spent it on materials that he then used on another job. He says he can give me some of the materials, but that he used most of it. In Tennessee, where the project was, all licensed contractors are required to hold a surety bond, which this contractor does have. Can I file a claim on his surety bond to get my money back?...Read More
