About Florida Notice of Termination Form

This free Florida Notice of Termination form, also referred to as a Notice of Termination of Notice of Commencement,  is used in the state of Florida to terminate a filed Notice of Commencement (NOC), signifying the end of the project. This form is used by property owners to cancel the effectiveness of an NOC on a private project. Prior to filing a Notice of Termination, a copy must be delivered to the prime contractor, any direct contractors, and all other parties who served a Notice to Owner. Once filed, the termination will not be effective until at least 30 days from recording, or a later date if specified.

A Florida Notice of Termination must include all of the information contained in the Notice of Commencement, the NOC recording information (book/page numbers), the date of effectiveness, statement identifying the termination of the entire project or a portion of the real property, a statement that all lienors have been paid (along with a copy of the contractor’s final payment affidavit), and a statement that the owner has served a copy of the notice to all the required parties.
