I work in Washington state. Say we get a job new job but the work will not start for three months. However, we do have plans that are being worked on now. 1. Does that current work count for the 60 days to file a prelim notice? 2. Can I file the prelim when we enter the job into our system, even if workers are not on job for several months? 3. Customer suddenly closed their doors and we contacted the general contractor about payment. The general contractor had been properly notified per State of Washington commercial law. General contractor required our customer, their subcontractor, to also bond the job and subcontractor bond shows the general contractor as the oblige. Normally we would file a bond claim against the general contractor payment bond but general contractor is telling us to go after subcontractor bonding company for payment. I found two liens that my company filed many years ago (2012 and 2002). They still appear to be attached to the property when searched on the county's assessors page. My understanding is that liens in Washington state expire after 8 months if not enforced. If so, why are these liens still attached to the properties? Do we have any obligation to remove these liens?
