If my contract states the completed projected should have been approximately Nov. 21, 2019, but the contractor walked off due to dispute a few weeks ago and now claims I still owe him $8,000 for work done (with no itemization of what this is for), can he file a mechanics lien if I disagree that I owe him this. I already paid him up to the point of where I thought I should have for the work he already did and I told him he had already breached the contract because he went this far over the date agreed upon, especially since he had no valid reason for delay. I asked him to just leave the job in the past, but he kept working into the next draw (despite me texting him that I was not going to pay him, mostly due to being so far behind and never working on schedule, etc.). I just need to know if he has a leg to stand on.
VirginiaI have a question on a bond claim we filed on 01/21/20 in the amount of $63,726.04. So, after doing some math and finding out that the rig left this particular jobsite one week before the end of the rental period, the amount of this claim is now incorrect and needs to be $62,437.88. What is the best thing for me to do? Should I cancel claim #3083199 and submit a new claim for the correct amount or is there someway to update the existing claim to the correct amount?
VirginiaI have a personal emergency needing funds of $40,000 and I am unable to borrow money from banks since my credit score is in a poor status. I have a prime piece of real estate, a single family home, up for sale for $399,000 and the only loan outstanding on this property is a $40,000 home equity line of credit. The results from any sale of this property will more than cover the repayment of borrowed monies. If I am able to find someone willing to loan me the funds I need,, can I willing get a notice of lien drawn up and filed for the repayment of these borrowed funds as the time of the property sale if not sooner.

I’ve been performing work on an apartment complex and would like to be informed on deadlines for liens. The project is extensive and we have remodeled multiple units. After completing work in one apartment we send an invoice for each apartment. My question is, if we continue to remodel units, would my deadline be after each invoice sent? Or does my deadline begin on the date of my last invoice? Some of our initial invoices have not been paid and they claim they are waiting for insurance claims to go through. We would hate to miss an opportunity to exercise our lien rights for being to ambitious. We have invested and are still investing heavily in labor and material and have exhausted our funds with only marginal returns. Thank you for any information that might help me.
VirginiaI am an owner, and I am refusing to pay the last invoice to my GC. He is threatening me saying he'll file a mechanics lien. There was no contract and even the estimate was not signed. It was a residential project for repair/improvements.
Can the GC file the lien?
VirginiaI worked at camp peary in Virginia...do not know what wage i should be paid. I install cabinets..counter tops..back splash..window seals..and installing avointe in the bathrooms..how do i find out my true wage. Only being paid 17.50 and only 35.00 per diem a day.

VirginiaTeam: How can we file a lien in VA against our customer, if we are NOT the General Contractor and we are NOT a licensed NASCLA contractor. We have been hired as a private general sub-contractor because our subject matter expertise. Again, they have the right to hire anyone if they are the general contractor. Also note, that we are registered to do business in VA.
I would like to make sure we are filing properly and that the lien gets filed. I look forward to hearing from you.

VirginiaI am a licensed home inspector who completed a home inspection for the buyer. I have not been paid my fee. The buyer signed an Inspection Agreement where he agreed to pay me $325. Can I place a lien on the home ASAP to keep the buyer from closing on it which is scheduled for January 17th?

VirginiaThe contractor we work for insists that we the subcontractor add a 10% fee and administration fee for them on our invoicing and scope of work. I feel like this is illegal but I am unsure.
