I am professional real state agent last year I helped a family member fixing her house and for them to allow me to sell the property . I found out last week that she is closing on the house this week with a new agent . I need an advise of what is my chances of getting paid for my work . I don’t have a signed contract with them . Verbal agreement only . I spent 5 months working on there house. Thank you

Mechanics liens can be a powerful payment recovery tool, but there are a lot of rules and requirements that surround them. First, note that lien rights are generally only available to those who have performed work which has permanently improved the property. So, if physical work or design work wasn't performed, then there's a strong chance that lien rights wouldn't arise. Further, Virginia has a strict deadline for filing lien claims. Virginia mechanics liens must be filed within 90 days of last furnishing labor or materials - but also within 90 days of the completion or termination of the project. So, if more than 90 days have passed, then whatever right to lien that may have existed would then be lost.
