hi our customer has requested ac waiver on the form they provided...State of New Mexico, Final Waiver of lien to date. The amount of one paid inv. is listed on it, also thru 2/28... there is an open inv on 1/22/21 still. Also the owner listed is somewhat different than what we have???
my wife and i live in Pennsylvania. Her brother died in January 2020 without a will (intestate) and filed in county court for probate and was awarded personal representative. The house was listed and has an agreement but the title company found a property lien for unpaid work in 2014. I contacted the contractor and negotiated a $10,000. settlement but the title company states that the lien filing law firm needs to receive the check than forward to the contractor. I am trying to buy a property with a recorded mechanics lien for work done 30 years ago. I understand that this type of lien must be renewed (re-recorded?) every two years. I can find no record of any re-recording of this lien and I am trying to find the stature that covers this period to reference this period in a demand letter that the lien be released.
In addition there is a secondary mechanics lien from a corporation that is no longer in existance. What is the statute that would apply for the removal of this lien, and what would be the process?

We have filed a mechanics lien and the customer has made a payment but it is not for the full amount of the lien. If we accept the payment and the customer doesn't pay any more of the balance owed do we have to file a new lien?...Read More
