I'm a homeowner that had a house fire. Builder hired drywaller and paid him half to begin work. Drywaller was detained by ICE and never finished, but placed a lien on my home. Same drywaller never paid for supplies and we were both sued by the drywall supplier. I paid and was released from the debt, he did not and was garnished. I need this lien removed and he knows full well his was not entitled to the second half payment. Thank you....Read More

I just had a water heater installed. They wouldn't do any work unless I paid in advance and I signed papers stating that I was satisfied with the entire project. I signed, but later found that them asking for or accepting a certificate of completion to be against the law in Michigan. Being it is against the law, would that make the certificate invalid? I later found a dent and couldn't get it replaced because I signed saying I was satisfied. Plus they were suppose to do an in-home consultation, but did it over the phone, so I didn't know what model or brand I was buying. I would like to refinance, and have a mechanics lien on my home from 10/2015 for 8k. The contractor was given a stop work order and botched so many things I had to hire people to repair the poor workmanship. In Michigan it is only enforceable for 1 year. Do I need to initiate legal action to get it removed or whill I be able to refi without issue?...Read More

We have a lien on the house from 6 years ago. Nothing has ever been done on it - no contact with lien claimant, no court proceedings. This seems like it's outside the lien enforcement limits. The Discharge form needs to be submitted by the claimant, but I have no contact with them. How do I go about removing the lien?...Read More

Hello, I am a homeowner who was remodeling my home in 2015. I obtained my building material through a building supply company. At that time the building supply company put a Mechanics lien on my property until job was completed and at that time I paid in in full. Now at this present time when I applied at my bank for a small personal loan the bank notified me that this lien was still on my property. After a few phone calls I was told that company was acquired by another company and they had no responsibility to my issue. I was then told by the original owner if I paid a $75 fee he would remove it. Please help me understand how someone that has been paid in full on time now wants money to remove the lien. On July 25th 2018 I hired a contractor to trim a tree that caused an insurance claim on my rental property and to my neighbor's property. The contract was not fulfilled and I let the contractor know my neighbor called to alert me it was not according to the agreement ( I live an hour and a half away). I let the contractor know I needed to see the property before I would issue payment. I went to see the tree on 7-30-18 and it was not trimmed according to our agreement. I issued a check for payment on 8-3-18 since I was receiving threats for payment. I decided to pay this unprofessional person to go away. Meanwhile I still have to have three limbs cut from the tree. On 8-10-18 I received a recorded claim of lien from Oakland county dated 8-6-18. I have proof the cashed check dated 8-7-18. I have called this contractor to get the lien released but he will not contact me back. Is there a template I can send to demand the release? What is the time frame he must complete this after he received payment?...Read More
