I am a commercial cleaning company. I was hired by a GC in AZ to clean the windows of the finished newly constructed warehouses before they turn the buildings over to the owner. The substantial completion date occured before we started working. What do I do to secure payment for my work?
ArizonaWe are a Material Supplier furnishing material to a General Contractor for a commercial job. Last invoice date was 8/23/22. Filed Notice of Intent to Lien on 10/31/2022. Property owner's financing fell through. Initiated the Claim of Lien on 12/21/22. it was not enough lead time to get the Claim of Lien filed.

We had a sub-contractor & general complain to us about sending prelim notices to owners on owner occupied dwellings.
In this instance the owner purchase the land and are building a home, per Arizona law this is considered an occupied dwelling.
The General on the project mentioned that Cemex sending prelims notice to this particular owner is illegal, since you cannot place a lien on an owner occupied dwelling.
Are we wasting resources on sending these prelims even thought we don't have any rights? is there anything I could tell the GC/Sub about these prelims. ?
ArizonaI'm an electrical contractor and I'm wondering what is the process to put a mechanics lein on a property I did work for? My invoices state that you have 45 days to pay before I place a lein on the property. With this particular apartment complex I did work for, we are at the halfway point of the deadline that I specify in my invoice and the work has been completed.
ArizonaCan any contractor obtain materials on my projects’ behalf or only licensed contractors in Arizona? In other words, Can unlicensed contractors bring materials they have no paid for?
ArizonaI'm a subcontractor, working under a GC on a commercial project in Arizona. Just as anyone does, I "markup" my materials by a percentage. When I get paid, and pay my supply house, they issue me the unconditional waiver for the month of which I paid. I don't like to reveal, nor should I feel I have to reveal, my cost to my GC. Is there anyway for my supplier to issue a waiver based on the month, that does not reveal the dollar amount? I know it doesn't really make sense that it would be possible- since the lien rights say an actual amount, but I thought maybe there was something I don't know about it to help me here.

ArizonaIm a GC working for our customer BLVD Management we had a job started 9/28/22 and completed 10/21/22 missed the deadline to file the 20 day preliminary notice. Missed this one. Are we still within our right if customer does not pay to lien? Can i still file for a 20 day preliminary notice even after deadline? thank you

ArizonaIn April 21 my apartment was burglarized management informed me they didn't have the money or labor to fix the door. I offered my services at a contractor to purchase and repair my door it was given permission to do so only after work was performed materials were purchased I was thrown into collections for non-payment of rent when our agreement was to augment rent and the difference for services I gave receipts and invoice totally $866 minus my rent $670 left $196 still owed to me plus my security deposit $250 totally 444 I gave notice writing and verbally of my moving out. After repairing my door and relocating I was placed in collections for non payment of my rent totally 1971 and because of that the capital investors who have offered me over $150,000 were unable to assist me because of the false collections this has ruined my credit and slandered my good name.
Since these false filings several lenders who were interested in my company will no longer associate with me. Casa de Coronado apartments owes me $444 plus interest I need real help please
ArizonaWe replaced an AC unit and the customer stopped payment on their check. We are reaching out to find out why they were dissatisfied and will work with them. Just wasn't sure if I was able to file prelim now.

We have a golf course job in AZ coming up and it is owned by a home builder. Resources state that lien rights in AZ on residential jobs are limited to those with a written contract.
does this statement above apply to this golf course as it is not really a residence, it’s a course, but located in a subdivision?
If so, what does this statement above exactly mean in regards to AZ lien laws?
ArizonaI have a property management company that did not compensate us(the general contractor) for our services, but at the time we did not know about 20-day notices. We are well past the deadline, but i was wondering if I can send a notice of intent to lien to possible urge them to pay their balance after we have requested for payment to no avail or to maybe get someone to get them to due their do diligence with out any real backlash legally on our end. We work in Arizona.
