New York doesn't regulate the form and content of lien waivers like some other states do. Thus, there is no practical difference between commercial and residential lien waivers. However, since these waivers aren't regulated, be sure to read the terms carefully to ensure you're (a) waiving the correct amount, and (b) not waiving any additional rights or claims.

New York doesn't tightly regulate mechanics lien waivers, so there aren't really many rules surrounding lien waivers in NY. Thus, there aren't different rules for commercial and residential mechanics lien waivers in New York. As a result, there's generally little to no difference in NY residential and commercial lien waivers.
