PA Lien Notice of Intent to Lien

Need to know how this notice of intent to lien is to be delivered to the owner. We know we have to inform them one month prior to filing the lien. I need to how we can notify them, can it be an email, certified mail, in person, or etc... Appreciate your prompt repsonse.

You are correct, a Pennsylvania Notice of Intent to Lien is required to be sent by all parties who didn't contract directly with the property owner. This needs to be sent at least 30 days before filing a mechanics lien. Service can be done by either first-class, registered or certified mail; or through personal service by a courier. In Pennsylvania, service isn't considered complete until the party actually receives notice. So, if mailing the notice, it's good practice to send notice with return receipt requested.  That way there's tangible proof to back up the mechanics lien claim that requires the date the Notice of Intent was sent.
