Does a mechanics lien release need to be filed after the lien has been in place for one year?

A mechanics lien was filed on my residence by a supplier of materials in 2018. The supplier now says the debt was satisfied by the subcontractor. While we're beyond one year after the filing, should the claimant file a lien release? The lien still shows up on my county property records.

Yes, although the lien may have expired and no longer enforceable, that doesn't mean it has been removed from the county property records. The claim will still need to be released for the claim to no longer show up on a title search. Fortunately, this is a relatively straightforward process. Particularly since the supplier has reached out to you. To ensure this process is handled correctly you should send a letter to the supplier requesting the release of the claim, along with a copy of the Colorado Lien Release form. Under CRS §38-22-118, once the lien claimant receives a request to release the claim, they must do so within 10 days. Failure to do so could subject the claimant to a penalty of $10 per day until the claim is released.
