Michigan mechanics lien claimants don't need a written contract in order to file a valid and enforceable lien claim. So, a supplier working under a verbal agreement or a purchase order will typically be entitled to mechanics lien rights as long as they've furnished materials used to permanently improve the project property. Of course, keep in mind that there are some other tools that can help to recover payment without the need for a mechanics lien claim. Sending simple invoice reminders could be useful, or if there's a dispute, escalating with a demand letter might make sense. Further, because mechanics liens are so effective, the mere threat of a lien claim - like with a Notice of Intent to Lien - is a great tool for recovering payment, too. Obviously, mechanics lien claims aren't always avoidable.
