Colorado Mechanics Lien Deadline

Under Colorado mechanics lien laws, the general rule is that a claim can be filed anytime during the project, but no later than 4 months (120 days) after the last date the claimant furnished labor or materials to the project. However, if the claimant only provided labor (no materials) the deadline to file is reduced to just 2 months from the completion of the entire project.

Colorado Notice of Intent to Lien

Keep in mind that before a Colorado mechanics lien can be filed, the claimant must send a Notice of Intent to Lien beforehand. This notice must be sent by registered or certified mail at least 10 days before filing your claim. This notice will not extend the deadline to file a claim, so claimants should keep an eye on their deadlines. This notice must include a fully executed (and notarized) copy of the lien claim. That's because when it's time to file the mechanics lien, an affidavit of service of this notice must be attached to the filing.
