I am a homeowner, and my husband and I are not happy with our GC. We paid him fifty percent (50%) of the job contract up front. Shortly thereafter, he requested another $10000 for work he said was additional to the contracted amount. We objected (no work at all had been done at this point),and asked for a breakdown of the costs he was charging, we wanted to know what work he had included in the original bid, as we felt we had already paid for the work he claimed was additional.
The contractors he says he hired were very expensive, so we told him we could find subs at a lesser cost. We changed the HVAC sub, and paid him ourselves. The plumber was so expensive, and charging so much for work which we felt should have been included in the original estimate, that we objected, and he hired another plumber who was much more reasonable. The electrician took a minimum of four weeks to do the rough-in, holding us up in moving forward. All of this work is being permitted, and he had several deficiencies to correct. We found out, during the permitting process, that the electrician was only rewiring half of the house, but we were being charged as if he were wiring the whole house (1400 square feet, all sheetrock had already been removed.) By this time, we were fed up, and told the GC we did not need him to finish the project, we wanted a final bill from him, and the plumber is the only one we will use to complete the project. We hired a different GC who has been wonderful. Now, we are requesting documentation of payment by the original GC to the subs he contracted, but he has so far refused to provide proof of payment to each of them. We also requested a lien waiver from him, for his subs and a final lien waiver from him. Were are the GC on jobs in St Charles, LA - per the lien requirements - looks like there is pre notice that should be sent if the job is over 100,000.00 before you start the project. We did not do this. Should I file the pre notice? we have been on the job since 8/29/20 and it is going to be greater than 100,000. 00.
Or do I just need to file the lien within 60 days after the completion of the job?
