We hired someone to place tiles in a bathroom remodel. He quoted us a price and a time of 3 to 4 days by himself or maybe 1 if he brought a helper. We paid half down, and 13 days after the project began, we told him we were not going to us him and longer and finished the project ourselves. He would say he would show up, then after calling him said he had other jobs requiring his attention, or the person he was sending over did not show up. This was a constant issue - that is just getting him to show up. He demanded 1700 more, and we told him we would pay for the time he was there. He then said another 1000 and he would leave, again more than the last half of the quote. His work was shoddy and sloppy and 9 days over due. We had to clean thin set out of the toilet flange, we had to regrout parts that he missed, we laid the last 10% of tiles our selves, and grouted the shower walls and floor. We did prep work and clean up everyday he was there working. We provided all supplies and even bought tools he was missing.
He is saying he is putting a lien against the house due to non payment. We tried to settle with him, but he kept demanding more money.
Also the person who hired him is not the home owner.
Any advice on this situation?
UtahWe're a subcontractor working on a T&M project with an estimate of $32K but this project can possibly be much higher when finished.
UtahI'm a general contractor in Utah and want to file a lien or at least let the owner know my intent to file a lien for the last partial payment for work performed on his property. His last payment was $5,000 on October 30th of 2021.

We are subcontracting services for one of our customers and they sent us the Schedule of values form from your website. We have never filled out one of these forms before and I was wondering if I can get some assistance on exactly how to fill one of these out from start to finish?
UtahI am a subcontractor and I require 10% of invoice due to schedule the project. I've run into times where the customer will cancel within a few hours of the scheduled job. I have already purchased materials and staffed employees for the project. I'd like to be fair with my clients in this situation, but also can't keep costing the company money by this. Are we able to state the 10% down payment is nonrefundable? But remaining balance is fully refundable, minus costs already incurred if notified within 72 hours of scheduled project date?
UtahThe homeowner paid material deposits. As we started and completed the 4-way inspection and completed drywall the homeowner stopped paying. We pulled off the project. Does the homeowner own the material at the cabinet shop if they have an unpaid balance or can the contractor take possession of the material?

UtahWhen filing a prelim notice in Utah what if the Contracted by and Services Furnished by names on the prelim notice got accidently switched when it was filed. Does this get covered by a obvious minor error?
UtahI have a customer that asked us to do repair work, he has not paid his bill. we liened the property. now the property owner tells me I can not lien property where the owner did not request the work.
UtahMy mother and I have lived together for like the last 18 years in February 2017 we moved to Fillmore Utah and bought a farm I have put in thousands of hours of improvements I have done many many jobs and worked very hard I found out just a few months ago that she’s planning on selling everything and not giving me a penny I am trying to do this Lane so I can hopefully maybe save and purchase the property or find a way to come to a safe resolution I really need help to file a lien before this property goes on the market
UtahWe are the GC of a project in UT of which a sub's sub was not paid and has filed a lien. Sub has been paid in full. We have obtained a bond to bond around this lien and now need to submit it to be recorded. Is this something Levelset can do on our behalf or what is the process of getting this recorded?
UtahI need to release a lien I filed through levelset. Also I need a joint check agreement to finish the project. Is this something you guys do?
UtahLevel set is wanting me to file completion notices on projects that have the prelien on, will this affect our lein rights if we file those or do we need to file those to have lien rights?
UtahThere are 8 notices of liens filed on our two parcel number for work that we didn't contract and have none of it done. The notices should be filed on the property that the same GC is building now across the street.
How do we get these removed?
