it is my understanding pre-lien notices are due the 15th of the 3rd month after services have been performed (we are the subcontractor) at what point is the lien to be filed?
TexasWe need to know if there is avenue to file a lien on a residential job in Texas. We have been told that certain things (like a contract filed with the county) have to be in place before a lien is filed on a residence.
TexasI am an Architect and I am owed 50k for architectural services for a contract directly with the owner. My invoices are over 4 months old. Can I send updated or corrected invoice to be under 4 month deadline? Also we have continued to work on the project at the owners request and he issued 2 post dated checks which did not clear. Can this suffice as evidence for the 4 month rule?

TexasWe are a subcontractor. We completed work on a condominium complex. The general contractor has not been paid so we are not being paid. Do we file a mechanic's lien against the contractor or the property where the work was done?
Technically, the general contractor owes us the money.
TexasI hope this question isn't confusing. We have a client that we have worked for for years and they are having financial difficulty. We have about 4 open projects we are currently working on for them. Can I file a lien for the total amount due now even though some of the work will be performed in the future? For instance, they have not paid their July invoices so we need to send the notice of intent to lien. Due to our good relationship, we don't want to terminate working for failure to pay but we are hearing the company may not be solvent and we want to protect our claim. The lien filed with the court states a specific amount and I don't want it to only reflect the current amount owed and then file multiple liens each month as the material and labor accrues.

I did some construction work on my friends house a couple years ago and he was going to pay me when he was able to get the money to do so. He has decided to sell his house and I want to make sure to protect myself for the monies owed to me and I was wondering if a mechanics lien could be filed so that the title doesn't get transferred until my bill is satisfied.

TexasWe have multiple jobs where we file a 2nd, then 3rd, then its time for the 4th. We currently do not aggregate all outstanding debt for that job to the fourth month notice we file the fourth, and then any subsequent filings for the additional 2nd and 3rd months notices as required. Our concern is what do we do with the additional amounts when they come due for their own fourth month notice. File another or amend the original?
