Hi! I put a lien on a job I did for the amount of $401,000 construction project we didn't get paid. but I'm being informed that they are planning on bond the lien.. what can I do to protect my rights I have evething showing that I am owed that amount.
TennesseeWe hired a contractor to pour our concrete slab. He came to see the site, received a copy of the site plan and specs relating to the slab. Later [same weekend], he texted me a price of 17000 [and listed various things it included such as machine rental, skid steer, labor, etc.]. I even met with both him and the steel building contractor who would be erecting the building just 2 weeks later after we agreed to hire him. This was in June, in the end of September, the job was finally finished [not due to our delays, but his]. At no time during this entire 3 month period did he attempt to tell us that he needed to renegotiate the agreed upon amount or that it would be higher. He was billing on a monthly basis, which we paid quickly. I was keeping track of the bill totals. His one email about any specific money amount was to ask us to send a check for 11,000 for the concrete. His final bill was $4700 more than what we agreed to pay [including a price of 12,600 for concrete and he listed the 11,000 as a prepayment with no explanation of why he was billing us 1600 more than he told us it would be. Once I emailed him and said we never agreed to a new 27.6% increased amount, he made all kinds of excuses. Our site plan never changed, the slab he poured is the exact same size as was made available by the steel building manufacturer. Instead of pouring the entire slab in a single pour, he insisted in making the porch into a separate pour, later, that was his excuse for part of the increased amount [which is confusing, how can it cost more to pour on a different day]. In addition, one of his reasons to pour the porch separate was so he could re-use the forms from the larger section of the slab, yet in his final bill, he charged us again for form material. I have documentation of all of these amounts [in both texts and emails]. We have paid him in total the 17,000 we originally agreed to. My question is if he attempts to file a mechanics lien, would it stand?

Tennesseewe are in the drywall business and drywalled a martial arts studio for one of our regular general contractor. He has not paid us on that job and after talking with him he advised us to place a lien on the owner. I don't know how we can do this since we were hired by the GC and the business owner is leasing the space.
TennesseeI need to file a lien on a contractor and an owner for the same job. One small exterior painting job was directly billed to the owner . The other invoices are billed to the GC. The owner hasn’t paid anything and my invoices are overdue 24 and 30 days. This is my first lien ever. Do I send a notice first?
TennesseeI'm a subcontractor and we warned the contractor that we was going to file a lien against him if he didn't pay well he gave us partial money about $3,000 out of the $6,000 he owes us.. plus he stated that he would give us an extra thousand for making us wai and its been about 5 months already and still no response
TennesseeI provided materials and labor for a neighbor while helping him build a barn and run fencing. Gave my help in labor for free since we are neighbors. This transpired at the early rising of covid and my remodelling business was on hold. Finished the barn and we both discussed an add on to it. I offered my Lowes business act to order the materials from as long as he would repay. Neighbor agreed. After delivery he and I had a falling out and did not talk for a few months. When we would talk it was abrasive and harassing. I would inquire about material repayment and would get an excuse or a promise date and sometimes he would refuse to pay. This went back and forth for 10 months now. I have sent him invoices and copies of itemized lists of the materials to show the amount due which he is now saying that I did this on my own and he didn't order anything. There is only a verbal agreement and what messages I have to show the timeline. I am just now researching on how to recoup this amount for my business and found that I may have missed the deadline for mechanics lien. Is there another option outside of losing 1200$ for materials he has used and not paid for? Thank you for any advice.

A builder requested an excess amount of money but failed to provide material and service and services. After being terminated he filed a lien on our property.

TennesseeI own a lawn service and installed an irrigation system in customer's yard. She refused to enter her credit card information on our secure website so we made an exception and let her pay a 50% deposit of $1397.50. The work has been completed and is working perfectly. Customer refused to pay the remaining balance of $1397.50.
What are my options?

TennesseeI'm a subcontractor in East Tennessee and I worked for a non-licensed general contracting company. I have a signed contract, I'm to be paid on Thursday after the job is complete. However, it's been nearly 30 days since payment was due. Despite repeated phone calls and emails the general contractor is playing games and refusing to pay me. I went down to the local courthouse and they said all I need to do is print off a mechanics lien form, fill it out, a sworn affidavit and notarized it. However, the only forms I found online are against the homeowner. The homeowner of this job is 80 years old and I don't think it's fair to put pressure on them they didn't do anything wrong. On top of everything, I have a broken hand. Despite this, I'm still trying to work and make a living and not sit at home on unemployment. I don't have the money and I just want to find the right form. Can someone please, out of the kindness of their heart help me!?
