A mechanics lien expires if you don't file a foreclosure suit within 90 days. A judgment is valid for 10 years. Do you already have a judgment? If so, when was it entered? If you don't have a judgment and your mechanics lien has expired, you may still have claims for breach of contract that you can assert.
